Buffalo and development junkie currently exiled in California.

The latest round of Better Buffalo Fund awards contained funding for previously known projects but there were a few surprises.  Rocco Termini received a $359,000 boost to convert a former rooming house at 72 Sycamore Street into an arts hub with live/work units and office space.  The future of the site was in a bit of doubt when a neighboring structure was torched and had to be demolished (below). Work is underway on the first apartment buildings in LPCiminelli’s Highland Park project. Phase I of Highland Park consists of 3.91+/- acres and incorporates four multi-family residential buildings designed by HHL Architects that have thirteen units each. Each building will house four one-bedroom units and one two-bedroom ADA accessible unit on the ground floor and eight two-story units above. Fifty-six off-street parking spaces will be available for the multi-family buildings. Apartments range in size from a one-bedroom plan with 690 sq.ft. of space renting from $925 to a two-bedroom, two-story unit with 1,430 sq.ft. of living space renting from $1,675.…

The first glass is in on the new building at 500 Pearl Street. Ellicott Development’s mixed-use project at Pearl and W. Tupper Street is scheduled for completion this fall. 500 Pearl will be anchored by a 112-room Aloft Hotel. It will also contain parking  on the first six levels, 52,000 sq.ft. of office space on the seventh and eighth floor, and 14 apartments. Ellicott is said to be in talks with a restaurant group for some of the project’s retail/restaurant space. Foundation work is underway for a mixed-use building at 474 Seneca Street. Buffalo Bungalow, a home building and contracting company owned by Derek and Laura Sullivan, is constructing a three-story building with ground floor retail and one residential unit on both the second and third floors. The design of the project is a nod to a building that stood on the site until it was demolished in 2012. An apartment building that could have been from the set of Rapunzel at the corner of Richmond Avenue and Connecticut Street and an adjacent residential building and duplex have new owners. Sutton Development and partners purchased 232 and 240 Richmond Avenue and 19 Ripley Place on Monday and have plans to significantly upgrade the properties. The corner building at 232 Richmond contains 17 apartments and 9,662 sq.ft. of space and was purchased for $659,000. 240 Richmond next door with 26 units and 11,326 sq.ft. of space and a duplex at 19 Ripley Place was purchased for $1.625 million. Why stop at two?  HELP USA is planning a third residential project on Broadway.  The New York City-based organization is seeking to purchase a vacant City-owned property at 330 Broadway at Walnut Street to construct a five-story building with 60 apartments. The proposed $20.2 million project, HELP Buffalo III, will target homeless individuals and low income families in need of affordable housing. Of the 60 units, 30 will be reserved for homeless individuals with serious mental illness and or substance use disorder and will be rented to those at or below 30 percent of the Area Median Income. Rocco Termini is working his magic at the former Linde Air Manufacturing complex at 155 Chandler Street. As progress photos show, the final result will be stunning. The building will be anchored by software development firm Utilant, a current tenant at his Foundry Lofts project, and ceramic technology firm EnrG.
