Plans for a Hofbrauhaus franchise are continuing to move forward. Restaurateur Kevin Townsell will be operating the popular German beerhall in a building to be constructed by Benderson Development. The mixed-use complex will be built on a key parcel located just north of HarborCenter and south of the East Canal and Courtyard Marriott. Placeholder Design Intentions for the establishment to anchor a building on the Benderson-owned plot have been in the works for several years. Infill at Waterfront Village continues as Ellicott Developments’ nine townhomes on Ojibwa circle are under construction. The company originally planned to construct a few and build the rest as demand warranted, but interest in units has been strong enough to justify full build-out. The customizable two and three bedroom units range from 2,890 to 3,500 sq. ft. with the possibility of up to 541 sq. ft. of additional bonus space. Construction crews at Uniland Development Company’s 250 Delaware Avenue have been busy camouflaging the attached parking ramp cornering Chippewa and South Elmwood. The façade application consists of thin, staggered terra-cotta strips (or battens) placed horizontally, attached to vertical reliefs. The screen is best viewed at an angle, where it is most effective in sheathing the otherwise basic parking structure and transforming it into a complex that feels a bit lighter and more sculptural. A rare residential infill project in the Old First Ward is nearly complete. The two-story, two-family dwelling at 440 Ohio Street was built by Burke Homes and appears to have a bit of a nautical theme. The property that formerly housed Roxy’s bar at 884 Main Street is trading hands again. A purchase and sale contract was signed by Peter Rouff this past Friday, with closing on the transaction scheduled for October. Work is under way on Ellicott Development’s $4.5 million, 52,000 sq. ft. mixed-use development at 301 Ohio Street. Construction crews have been on-site working on the foundation of the five story building, which will be home to two restaurants and 10,000 square feet of commercial space, topped by 21 apartments on the upper three floors. The one and two-bedroom units will range in size from 878 to 1,400 sq. ft. and feature modern interiors. A proposed modern addition to Evergreen Health Services’ headquarters at 206 S. Elmwood Avenue is now under construction. Ground was broken on the five-story, $11 million addition at a ceremony Wednesday morning attended by regional president of Empire State Development Sam Hoyt, Senator Timothy Kennedy, State Assemblyman Sean Ryan, and representatives from Evergreen Health Services. When it comes to cornices – like the rest of the no-expense-spared Curtiss Hotel at 210 Franklin Street – Developer Mark Croce is going all out. A team from Superior Contracting recently started work on recreating the building’s striking upper-most feature (swanky roof-top bar/lounge area aside). The original decorative cast iron cornice was stripped from the building many years ago by a former owner, a common but undesirable practice for aging early 20th century structures.
