Mayor Byron W. Brown and the Common Council on Thursday jointly filed a revised draft Green Code, an update of Buffalo’s 63-year-old zoning code and land use policies, including more than 100 revisions that came out of 20 public meetings and two public hearings since October 2015. “Not only did we listen, we made substantial changes to the draft document based on the public’s suggestions and concerns, including the more than 230 public sessions dating back to 2010,” Mayor Byron W. Simply put, Robert T. Coles is a legend in Buffalo. Coles has had a prolific architecture career here having designed the JFK Recreation Center, the Merriweather Library, his own personal home and studio in Hamlin Park, and much more. He was also a voice in the wilderness during our urban renewal years, calling for a reasonable solution to downtown’s woes that didn’t include large amounts of demolition. Talk Coffee is the latest café to open in the Hamlin Park neighborhood, joining the long running E.M. Tea Coffee Cup Café. The new shop is located in a recently rehabilitated storefront/apartment building on the corner of East Delavan and Meech Avenues. The main operation is located along the Meech Avenue side while the frontage on East Delavan will soon be a casual lounging space for customers. AMB Real Estate Holdings has closed on 1054 Elmwood Avenue, more commonly known as the “We Never Close” building. A previous post incorrectly noted the building would not see significant changes, but AMB has big plans in store for the building. The corner building has a prominent two-story brick storefront/apartment addition along Elmwood with an older home at the rear and is located within the Elmwood West Historic District. As many people have noticed, the charming, three-story, storefront building at 362 Broadway completely disappeared last week. Plans to incorporate the façade in a new building were changed as the worsening condition of the building forced a demolition due to life safety concerns. Thankfully, the cast iron storefront elements, storefront lintel brackets, some original brick, stone detailing, and cornice/finials were all saved for future reuse and/or replication. The first substantial rehabilitation project on the east side is gearing up for greatness at the Otis Bed Manufacturing Building, located at 170 Florida Street. Located in the Hamlin Park Historic District, the rehab will be utilizing historic tax credits to help bridge the budget gap for tackling historic preservation projects.
