The Pierce Building at 653 Main Street is getting another first floor tenant. Althea’s 2nd Time Around Boutique is opening in one of the renovated building’s storefronts. The retailer will occupy approximately 1,000 sq.ft. of space. Althea’s is the second new tenant signed for the building in recent months. Luminus Medica LLC opened in 1,350 sq.ft. of first floor space in March.

With Larkin Square and the Filling Station open, Larkin Development Group is finishing up another project at the Swan/Seneca/Emslie intersection. At the northeast corner of Seneca and Emslie, the former Swan Lounge is being transformed into a mix of retail and residential space. The formerly painted brick has been cleaned and repaired. All of the new windows have been installed except for the storefront space that has shed its masonry, then plastic, cocoon.

Preservation Buffalo Niagara is recognizing outstanding preservation projects and those contributing to preservation efforts at its annual awards ceremony May 30, 11:30 AM in the Statler’s Golden Ballroom. Award categories were established to acknowledge distinguished contributions to our community through preservation activity. Model homes at Colvin Estates are nearly complete and a ribbon cutting ceremony has been scheduled for June 14th. North Buffalo’s first new residential subdivision in about ten years is already a hit with homebuyers. Excavation for the basement of the first sold house started on Thursday. Three additional lots are ready for contract and another five lots have been reserved. Burke Homes is the exclusive builder. There are 24 lots available in the project’s first phase. The community is being built on former rail land connecting Starin and Colvin avenues between Taunton Place and St. Lawrence Avenue.

The largely vacant Central Park Plaza has a new owner. Strickler Development Group LLC purchased the 29-acre property today for $800,000. According to WBFO, the new owner is an affiliate of Ciminelli Companies. Redevelopment for commercial use, with possibly a residential component, is likely. According to the Help Revitalize Central Park Plaza Facebook page, a press conference is scheduled for next week to detail plans for the property.The new owner is already working with the NYS Department of Environmental Conservation on a cleanup plan for the brownfield site. Creative Structure Solutions (CSS) is closer to converting a vacant, historic North Buffalo library into luxury apartments. David Pawlik’s firm has a contract to purchase the Fairfield Library at 1659 Amherst Street from the City and rehabilitate it into five apartments and a small amount of office space. The Zoning Board of Appeals on Wednesday approved variances necessary for the nearly $1 million conversion project. CSS sought variances for parking, yard requirements and permitted use. The Fairfield Library has been vacant and neglected since 2005. The library was designed by William Sydney Wicks for the Unitarian Universalist Church.…

Three large building projects are complete at the Buffalo Niagara Medical Campus. The Gates Vascular Institute, HighPointe on Michigan and the new Multi-Modal Transportation Structure. Construction costs for the three totaled $389 million. Gates Vascular InstituteKaleida Health and the University at Buffalo will officially open the $291 million Gates Vascular Institute/Clinical Translational Research Center at a ribbon-cutting ceremony later today.

Elected leaders and the public gathered near the base of the North Grand Island Bridge to celebrate the completion of LaSalle Waterfront Park on Monday. Its development has been community driven for several years. A series of public meetings and design workshops that has resulted in not just another amenity in the LaSalle community, but a significant waterfront asset for WNY. Benchmark Group’s proposed infill project at 766 Elmwood Avenue is heading to the Zoning Board of Appeals on Wednesday. The three-story mixed-use building with retail space along Elmwood and 24 apartments on the upper floors would be built on a surface parking lot located between Globe Market and 7-11. Karl Frizlen, project architect, says the new building will adhere to the Elmwood Village Design Standards but needs a variance from the City. It is similar in design to the successful mixed-use building Frizlen designed for the Krog Corp. at Elmwood and Bryant.
