Work to turn a former warehouse into upscale apartments and commercial space has begun. Angelo Natale, Bobby Corrao, Frank Parisi and Carl Savarino are spearheading the project at 1502 Niagara Street that has been named Crescendo. The development team purchased the 61,152 sq.ft., seven-story structure and an adjacent one-story building for $550,000 late last year.
The complex was originally occupied by F.N. Burt Company, a manufacturer of boxes and cartons. The building is one of the most visible and the tallest buildings on Niagara Street with sweeping city, Niagara River, and Black Rock Channel views. It is located just south of the I-190/Scajaquada Expressway Maksym Parkway junction.
“Currently we are doing demolition at the building,” said Corrao. The work includes removing the blue steel panels on the east side of the building, removing all of the windows, scrapping old mechanical equipment, and disposal of any materials that are not being reincorporated into the project.
Natale Development is serving as the developer and construction manager for the $6 million project that was designed by Carmina Wood Morris.
The Crescendo will feature 41 one and two-bedroom rental units, indoor secure parking, a rooftop patio, and 4,500 sq.ft. of commercial space. Corrao says they are seeking a restaurant tenant for the ground floor of the building.
“We expect to have this project substantially complete at the end of the year and ready for occupancy by early next year,” says Corrao. “This project is coming together to be unlike any other apartment project in the area. With a combination of large open floorplans, high-end finishes, beautiful city and water views, integrated building technologies, a restaurant, rooftop patio, and the overall social experience, this project will be a great addition to the City of Buffalo’s living experience.”
