Plans for an addition to Thin Man Brewer on Chandler Street have been revised. Rocco Termini’s Signature Development is heading to the Planning Board on Monday seeking to make a slight change to the project that was approved two years ago.
The proposed 15,984 sq.ft. addition will connect to the existing brewery building to the east adjacent to the Tappo Day Club west of the site. The facility will house additional Brite Tanks, an expanded cooler, loading area, packaging, bottling, and an employee office/break area on a small mezzanine.
The primary change to the plan is to the proposed loading dock. Due to the need for the brewery to receive 48-foot semi-trucks the loading dock depth was enlarged to 67 feet from the front of the building. Originally it was 25 feet from the front facade of the building, which would result in trucks blocking the R.O.W. when making deliveries. The loading dock was also widened from 44′ to 55′ to accommodate the larger vehicles.
Two large 25-foot wide windows along the front facade were changed to five smaller windows due to the locations of columns and to match the adjacent building. A masonry base was eliminated due to cost restrictions and to match the existing adjacent brewery facade which does not have a masonry base.
Termini purchased the 43,200 sq.ft. 166 Chandler in February 2016 and completed a renovation of the four-story building and a 8,990 sq.ft. addition in 2019.
Schenne & Associates is engineer for the $1 million project and BMS Design Studio is architect. Ten new jobs are expected to be created.
