Douglas Development has released its latest plans for redevelopment of a number of historic buildings at Elmwood Avenue and Bidwell Parkway ahead of a planned neighborhood meeting on Tuesday. Under plans prepared by Carmina Wood Morris, a four-story addition is being proposed for the rear of the complex with restoration of the existing buildings that front Elmwood, Bidwell and Potomac Avenue. Washington, DC-based Antunovich Associates prepared the project renderings.
Plans call for 33 apartments in one to three-bedroom configurations with several spanning two floors. Four storefronts ranging in size from 900 sq.ft. to 2,100 sq.ft. are proposed along Elmwood. There will also be two incubator commercial spaces- one on the first floor of 587 Potomac and a second in the turreted first floor of 976 Elmwood.
The project requires demolition of a small, non-historic rear addition. Two new additions are proposed- one on top of a garage in the back of 976 Elmwood and a four-story, 58-foot tall addition at the rear of the site with two of its floors nestled on top of, but stepped back from the two-story buildings that front Elmwood. The garage addition will contain a two-story, two-bedroom apartment and the four-story building will include the residential lobby, most of the apartments and the complex’s elevator.
Douglas Development is teaming with Ciminelli Real Estate Corp. on the project.
