Belmont Housing Resources is moving forward with plans for five single-family homes in the Masten District. The residences will be constructed at 91, 98, 115, and 123 Laurel Street and 286 Masten Avenue. They will be sold to income-eligible first-time homebuyers.

Four of the homes will be two-stories plans with three bedrooms, two and a half baths and 1,773 sq.ft. of living space. The one-story, three bedroom, two bathroom home at 98 Laurel will be 1,442 sq.ft. with a detached garage. The corner home at 286 Masten will also have a detached garage at the rear accessed from Laurel Street. Sutton Architecture designed the residences that Sunset Custom Homes will construct.

The project requires a variance to allow for a garage setback from the front façade of 11 feet where a minimum of 20 feet is required. The single-story plan requires a variance for first floor front façade transparency of 16 percent where a minimum of 20 percent is required. The corner residence at 286 Masten requires a variance to side façade transparency of less than 20 percent. The Zoning Board of Appeals will review the project today.

Belmont is planning to utilize HOME, CDBG, and financing through the Affordable Homeownership Opportunity Program (NYSHCR) to finance the construction and sale of these new residences.
