A fantastic infill project is opening next week on Grant Street. HES Properties III, LLC, led by brothers Christopher and Matthew Siano, will be cutting the ribbon on their latest redevelopment project, a brand new 6,500 square foot mixed-use building located at 386 Grant Street. This state-of-the-art development designed by Studio T3 transformed a trash-strewn vacant lot into a vibrant community space, featuring five one-bedroom modern apartments and a versatile commercial space on the ground floor.

The building is the third Grant Street project from the development team contributing to the revitalization of Buffalo’s Westside neighborhood. HES previously constructed a new, 14,000 square foot, mixed-use building located at 363 Grant Street and a gut rehabilitation of the 7,000 square foot mixed-use building located at 368 Grant Street.
Their latest project combines residential and commercial elements, offering a dynamic environment for both living and business, while increasing density on an important Buffalo thoroughfare. The inclusion of geothermal heating and cooling, solar power, stubs for electric car chargers and full compliance with the Buffalo’s Green Building Code highlights HES Properties’ dedication to sustainability and forward-thinking infrastructure.

“We are thrilled to bring this project to life and contribute to the growth and redevelopment occurring on Grant Street,” said Christopher Siano, co-owner of HES Properties III, LLC. “This building represents a significant investment in the community, providing high-quality housing options and a prime commercial space to support local businesses. We hope that the City of Buffalo pushes other landlords to do the same to keep progress going on the Westside.”
Matthew Siano added, “Our goal was to create a space that not only meets the needs of today but is also prepared for tomorrow. The systems in this building are just one way we are making this development environmentally friendly and sustainable.” “This building represents our continued work to lead this neighborhood out of the problems of the past and into a brighter future,” Siano continued.
The apartments at 386 Grant Street are designed with modern amenities and finishes, offering large, comfortable living spaces that cater to a variety of residents. There is one accessible apartment unit on the first floor measuring approximately 800 square feet; and four additional residential apartments on the second and third floors, each measuring approximately 950 square feet. The 700 square foot commercial space on the ground floor is ideal for a business seeking a prominent location in one of Buffalo’s thriving, growing neighborhoods.
A ribbon cutting will be held on January 15 at 12:15 PM. The public is invited to tour the new building.
