Cedarland Development is kicking-off its newest city project, this one on Delaware Avenue across from Canisius High School. The former Emerald South nursing home which Cedarland purchased in 2022, will be renovated into Park75, an 84-unit apartment building and one commercial space.

The circa-1973 building will include efficiently designed studios, one-bedroom, and two-bedroom units. Thirty percent of the units will be fully furnished. Embracing NY’s green initiative, Park75 incorporates energy-efficient systems, reclaimed materials, and resident-focused amenities like a water filtration system, rooftop garden, solar energy, bike storage, sauna, fitness center, and EV charging stations.

CEO Kevin Dagher states, “We aim to introduce environmentally conscious upscale living to Buffalo.” President Dr. Fadi Dagher adds, “We’re revitalizing the way people experience living. “Turning vacant properties into vibrant living spaces isn’t just about buildings; it’s about creating communities for people to call home. We’re not just revitalizing spaces; we’re revitalizing the way people experience living.”

Work is expected to start in February and units are expected to be available for lease late this year. Elev8 Architecture is designing the $16.75 million project.
Financing of the project is being completed by Chemung Canal Trust Company. “We are pleased to support the continued revitalization of Buffalo with the financing of this exciting project,” said Elizabeth M. Kraus, Senior Vice President and Commercial Loan Officer for Chemung Canal Trust Company. “These new luxury apartments will certainly enhance the already high quality of life in the neighborhood,” Kraus said.
