The former Emerald South Nursing Home has a new owner. A Cedarland Development affiliate, 1175 Delaware Capital LLC, purchased the building which was constructed in 1973 yesterday for $2.325 million. When all is said and done, the project will come in at around $15 million.
WNYRT LLC was the seller. The nursing home closed in 2019 because of unsafe conditions and deaths. Cedarland is planning an interior and exterior makeover of the project to create 70 plus upscale apartments.
The name of the building, once open, will be Delaware Place. Similar to Cedarland’s The Grid project on Main Street, Delaware Place will have “luxury amenity spaces curated for relaxation and entertainment.”
This is an exciting project for Buffalo, especially considering its location on esteemed Delaware Avenue.
Plans for the exterior include restoring the brick and improving the overall facade.

In the next few months Cedarland will begin to look for a strategic development team to partner with. The renovation and restoration of Delaware Place will start in the middle of 2023.
