A Hamburg-based company is seeking to build a barn disguised as a Dollar General store at 897 East Eagle Street at Fillmore. The minimal-effort design will be reviewed by the Zoning Board of Appeals on Wednesday.
Sado Gas Sales, LLC is proposing the 10,640 structure for the under-utilized site. The project requires three variances: for less than 25 percent transparency on the front and side facades and to allow for a 36-foot driveway where a maximum of 24-feet is allowed.

The variance to allow less than 25% transparency on the corner side facade benefits the applicant because the interior floor plan is based on a prototype fixturing layout of shelves, coolers, and other retail displays that does not accommodate unobstructed transparency. This design is determined by the store tenant to make the store viable and successful for sales volumes. This corner side wall is lined with cooler units which would not allow the project to meet the transparency value. Also, the applicant provided 12 windows with approx 216 sq ft of clear visibility into the interior of the store along the corner side at a height above the cooler units to mitigate the reduced transparency.
