A stubbornly-unrenovated building on the Chippewa Strip is for sale again. 83 W. Chippewa is listed with Suzanne Tomasello of Keller Williams Realty for $750,000. The four-story, 6,000 sq.ft. building sold to Queens-based 83 W Chippewa Downtown LLC in January 2021 for $525,000 with visions of renovating the building for a commercial tenant on the main floor and apartments above. Those plans went nowhere.
The property was last used as a porn video store, the last vestige of Chippewa’s seedier days. From the new listing:
Great opportunity to get into downtown Buffalo on the hottest street for night life. 8 million dollars has recently been put into Chippewa Street and surrounding areas to make it safer and more productive for outdoor space, sparked by closing the street to car traffic and expanding businesses to the streets for events and dining during the pandemic and weekend long fun. The area is surrounded by restaurants, bars, offices, major headquarters, and major hotels. The building is currently a shell, however is being sold with complete plans for a retail/restaurant on main floor, and 6 apartments above. Don’t miss your chance to build your dream in an area that will be busy and vibrant for years to come.
