Blue Dawn Properties has finalized its second major Buffalo property purchase. Following the purchase of 1225 Hertel in June, Blue Dawn bought 2803 Main Street yesterday for $1.225 million. Glendale Park Holding Inc. was the seller. The three-story Glendale Apartment Building is located at the southeast corner of Main and E. Depew. It contains 22 apartments and totals 19,786 sq.ft.
Blue Dawn Properties is a partnership between Josh Wynn, Mark Beider and Jennifer Daechsel. The three have been working together for several years in Canada on various real estate ventures ranging from student housing to flips to short term rentals.
“Up until recently we have all worked in other fields,” says Wynn. “Mark is a mathematician, Jen is a real estate agent and I am a lawyer, but we have now decided to pursue U.S. multi-residential real estate full time, with a focus on the Buffalo market. We were drawn to Buffalo for many reasons including its economic resurgence, unique and exciting arts and cultural scene, as well as my family’s passion for the city and its gorgeous real estate.”
Josh Wynn is the son of Les Wynn, one of three partners that oversee Gold Wynn Residential. Gold Wynn owns a number of properties in the city, including the former Buffalo Athletic Club building at 69 Delaware Avenue, a residential building at 1165 Delaware Avenue, and added Kissling Interests LLC’s 18 local properties, with 841 apartments and 85,000 square feet of commercial space earlier this year.
“Our goal with Blue Dawn Properties is to provide a better level of tenant service than what has traditionally been available in Buffalo,” says Wynn. “We plan to do this through integrating better tenant management systems, streamlined maintenance and repair programs and comprehensive renovations and upgrades to under-managed properties. We also plan to invest heavily in every property we purchase, upgrading building systems, finishes and efficiencies in order to offer a better quality and more environmentally friendly tenant experience.”
