W. Utica Townhouses are Eighty Percent Pre-Sold

A rare townhouse project is underway in the Elmwood Village.  Developer Skyline Centro is building five townhouses on the site of a parking lot at 197 West Utica Street and has hit the largely untapped market at a good time.  Four of the units are already under contract.  The development is across the street from the Elmwood Crossing project, Ellicott Development and Sinatra & Company’s reuse of the former Women & Children’s Hospital campus.

The three-story townhouses will each be around 2,000 sq.ft. and feature a two-car garage and rooftop terrace.  Each will have three bedrooms: one on the first floor and two on the third floor with an optional four-bedroom layout available.  Half baths will be located on the first and second floors, with two full baths on the third level.  Hardwood floors, designer backslashes, and quartz countertops will be available as well as smart home features.

This is Skyline Centro’s first project in the city.  President Tim Horner grew up in Western New York and moved away after graduating from Fredonia State College.  He lived in Charlotte and Chicago over the next fifteen years.  “There are so many great residential real estate developments happening in those cities,” said Horner.  “I moved back to Buffalo in 2012 with a vision to bring some of the great living amenities enjoyed in those cities back home.”

“In July, the decision was made to switch contractors due to a lack of progress on site,” said Horner.  “The contractor change took longer than expected to complete, but we’re excited to announce that Lazarus Industries is the general contractor for the 197 West Utica Townhouse project.  In the three weeks since they’ve been awarded the job, we’ve gotten the foundation and slab installed, and framing began two weeks ago.”

“We paused sales while we changed general contractors, but as of today, the last unit, B, is officially on the market,” said Horner.   “Unit B is just under 2,000 sq.ft. and features three bedrooms, as well as two full baths and two half baths.  The unit has a two-car garage, 9-1/2’ ceilings, hardwood floors throughout, as well as quartz countertops and will be fully-equipped with stainless steel appliances.   We’re especially excited about the private rooftop terrace.  There is also still enough time before completion for the buyer to select their finishes.”

The list price for unit B is $469,000.


Exteriors consist of traditional masonry along with James Hardie fiber cement and Trespa siding. The project has been designed by Oscar Traynor and Studio T3 is handling the engineering work.

The first move-in is scheduled for December, with the others shortly thereafter.

Skyline Centro is also undertaking a project next door.

“We have recently purchased the property next door,” said Horner.  “193 West Utica is a pretty unique and cool property, as it includes two single-family homes as well as a two-car garage.  Plans here will most likely consist of a full rehabilitation of the property, inside and out.  We expect to get that project moving forward shortly, and really like the opportunity for the two projects to aesthetically tie into each other to a degree.”

Expect more from Skyline Centro.  “We are definitely looking for more infill opportunities in the city,” adds Horner.
