Uniland Development Co. has bigger plans for an Ellicott Street property it purchased in 2014. Uniland originally planned to transform an existing block building at 505 Ellicott into a two-story, 24,000 sq.ft. office building targeting technology and medical companies. The company now has preliminary plans for a four-story building with ground-floor retail or restaurant space and enclosed parking. The fourth floor offices would have access to terraces. The ultimate size and timing of the development will be tenant-driven.

Uniland purchased multiple Frey the Wheelman properties west of the Theater District. Buffalo High Technology Centre Inc. purchased 520, 522, and 525 Ellicott Street, 41-53 E. Tupper Street, and 693 Washington Street for $300,000. 505 Ellicott Street was purchased by Uniland President Carl Montante for $1 million.
At the southwest corner of Ellicott and E. Tupper, Uniland is building a three-story, 24,000 sq.ft. office building. That project, 520 Ellicott Street, is being anchored by a DaVita kidney dialysis center on the first floor.
