The first sale at Waterfront Place’s nine new townhouses closed yesterday and it was a doozy. Shirley Chang purchased 21 Ojibwa Circle from Ellicott Development’s 1094 Group LLC for $850,577.01. It is one of the most expensive purchases in Waterfront Village to date.
Ellicott Development started building the nine new townhouses last year. Designed by AP Architects, the residences feature two floor plans: A two-bedroom and 2-1/2 bath unit with 2,890 sq.ft. of living space and a three-bedroom layout with 2-1/2 baths and study with 3,451 square feet. Units have open floor plans, spacious bedrooms, walk-in closets, a gourmet kitchen, formal dining room, breakfast area, great room with fireplace, and ground floor storage/laundry/mechanical room adjacent to a two-car garage. Rear patios and decks offer downtown skyline views.
Waterfront Place’s Pasquale has the two highest priced sales in Waterfront Village. Its two penthouses sold for $1.069 and $1.322 million in 2009. A townhouse at 44 Waterfront Circle sold for $945,245 in 2006. Rivermist’s units, many on two Erie Basin Marina peninsulas, are typically priced from the $500,000’s and up when resold. There are two expensive Portside units on the market: one for $754,900 and a second directly on the water for an eye-popping $1.385 million.
Ellicott Development has room for additional construction at its Waterfront Place site. A second residential tower was in the planning stages but was dropped when the economy turned sour in 2008.
