An impressive apartment on the second floor of The Sinclair opened for viewing in early February, giving a peek at what it will be like to live in the former Educational Opportunity Center at 465 Washington Street. The 1,609 sq. ft. 2 bed, 2 bath unit features a large entry hall, spacious master suite, high-end finishes, and a light-filled corner great room.
In all, the development by Ciminelli Real Estate Corporation will house 45 apartments on floors two through six, ranging from $850/month for a 590 sq. ft. studio, to $2,250/month for the 1609 sq. ft. 2 bed, 2 bath unit. There are 5 studios, 30 1 bed/1 bath units, and 10 2 bed/2 bath units. There will also be 1,500 square feet of first floor retail fronting Washington St. and around 4,000 sq. ft. of office space.
Ciminelli purchased the building in 2014 for $2.3 million. Total hard and soft costs for the 86,254 sq.ft. development are around $16 million, a bit of an increases from previous estimates. “We ended up going a bit higher-end with this one,” says Amber Holycross, Project Manager at Ciminelli. Compared to Bethune Lofts, the company’s previous residential endeavor, units at The Sinclair are larger and have better finishes.
Chaintreuil | Jensen | Stark (CJS) is the projects’ architect, with interior design done by Z Design and Ideas Interiors.
The Sinclair is scheduled to welcome tenants by June 1st. Due to ongoing construction at the site, those interested in learning more can visit the sales office (by appointment), which is located across the street in the Annex Building at Lafayette Court.
Following The Sinclair, Ciminelli will be tackling their next city residential project at 1360 Niagara Street. A design kickoff meeting for that project was held in early February.
