Frank Chinnici of Legacy Development is moving forward with his plans for a three parcel property redevelopment at 810 Main Street. According to Chinnici, they are in the initial stages of planning, pending approval by the City Planning Board and the Preservation Board.
Their preliminary designs are subject to feedback from the Preservation Board, but at this point the three parcels are to be developed as follows:
- Parcel one is located at 810 Main Street. The historic renovation of the four-story, 42,000 square foot building in Allentown will consist of commercial space on the first floor and residential apartments on floors two, three and four with one apartment per floor. Artvoice, whose offices are currently located on the first floor of the building, doubt that they will remain in the space through this year according to editor Jamie Moses.
- Parcel two is a warehouse located behind the main building at 9 St. Louis Place. Plans are to demolish the structure and replace with a four-story building with a first floor parking garage and residential units on floors two, three, and four.
- Parcel three is a parking lot located across the street at 8 St. Louis Place. For the short term the lot will remain as is to provide space for construction purposes for the other two properties. Plans are to build a residential structure at a future date to be determined.
According to Chinnici, “We have not placed a price tag on the development yet because the plans are not fully developed. However, we do expect to begin this summer with a targeted completion date of August 2017.”
