Two mixed-use residential and retail infill projects are well underway on Hertel Avenue. Architect/Developer Karl Frizlen’s 16 market rate apartment units and accompanying storefronts are being built on a former parking lot at 1685 Hertel Avenue between Starin and Wallace Avenue. Frizlen says the the infill project will help to create density and walkability in the neighborhood.
Frizlen also couldn’t have chosen a better time to run with this infill project. Now that the Lexington Co-op has reached its $2 million capital campaign goal, the property values in the neighborhood, along with the desire to live close to such a thriving business, means that nabbing the former parking lot (directly across from The Co-op) was a brilliant speculative move. Plus, the storefronts will be very attractive to those looking to capitalize from the foot traffic of The Co-op.
