Ellicott Development Co. is moving forward with plans for a mixed-use building at the southeast corner of Elmwood and Delavan avenues. But first a gas station has to come down. The developer is heading to the Preservation Board to seek approval to take down the Elmwood-Delavan Food Mart at 905 Elmwood Avenue at this Thursday’s meeting.
Ellicott Development is partnering with Local Boys Restaurant Group to construct the four-story building that will include a restaurant, retail space, and 21 apartments.
Plans call for an enclosed patio on the second floor and some apartments will have deck or patio space. Kideney Architects is designing the project.
Closer to downtown, Ellicott Development is also seeking to demolish 34 St. Paul Street. Ellicott has been buying and demolishing the residences along the street to piece together a development site that includes the Our Lady of Lourdes campus.
The developer has been mum on specific plans for the parcels other than say a “multi-phased, mixed-use development” is planned. One component has been announced: The circa-1898 church that fronts Main Street will contain 12 apartments spread across three levels along with ground floor retail or office space.
