Big Deal: Condo on Market at Avant for $2 Million

A luxury penthouse at Avant is on the market for an even $2 million. Residence 1609 is a southeast-facing two-story penthouse with 3,731 sq.ft. of living space.  Carl Montante, Jr. is the listing agent. The condominium features three bedrooms and three and a half bathrooms. If sold at close to full-ask, if would be break the record for a residential sale price in the city.

The condominiums atop Avant have been sold out since mid-2013, but the final sponsor unit sale closed earlier this year. The 28 residences occupy the 14th, 15th, and 16th floors of the building. Closings started in December 2009. Avant ‘s prime Delaware Avenue location overlooking the Historic West Village allows for unimpeded waterfront views from the building’s upper floors. Those views come at a price- the ‘cheapest’ condominium sold for $383,250.

Every unit in the building has at least one balcony. Ceiling heights are 10′ on the 14th and 15th floors and up to 18′ on the 16th floor. Units feature high-end finishes, in-unit laundries, large walk-in closets, gourmet kitchens, and same-floor storage areas. Each unit has two dedicated parking spots in the building’s underground parking garage.

Residents have access to the Embassy Suites’ pool and fitness center, room service, valet parking, housekeeping and catering services. In addition, each floor of the residential portion has a different amenity for owners. A conference room is located on the 14th floor. A fitness room is located on the 15th floor featuring weights and cardio machines offering views of City Hall and Lake Erie. Residents may reserve a solarium/party room with a fireplace and full kitchen located on the 16th floor. The Embassy Suites’ facilities including the pool and fitness center are also available to residents.

At $1.595 million, Avant unit 1601 remains the most expensive condominium sold in Erie County and is the second highest sale price for a residence in Buffalo. That honor currently belongs to the Miller Mansion at 175 Nottingham that traded hands in October 2010 for $1.7 million.

There are currently 39 residential properties on the market in Erie County asking over $1 million. Unit 1609 priced at $2 million, Avant unit 1509 priced at $1.49 million, and a tenth-floor unit at 925 Delaware at $1.1 million, are the only condominiums among them. Four other city properties are over the $1 million threshold: 115 Nottingham at $1.2 million, 164 Lincoln Parkway at $1.25 million, 171 Middlesex at $1.389 million, and 186 Middlesex at $1.399 million. The priciest listing is a 15,751 sq.ft. circa-1927 mansion at 555 Willardshire Road in the Town of Aurora with a  whopping $7.5 million asking price.
