The South Junior High School located at 561 Portage Road just across from Niagara Falls Memorial Hospital is slated to be redeveloped by CB-Emmanuel Realty into a mixed use building featuring loft style apartments with a central community area and over 18,000 square feet of commercial space available for lease. In total the project is estimated to cost $20 million with $5.7 million coming from New York States Low Income Housing Trust Fund program. The apartments will be marketed to nearby Memorial Hospital and Seneca Niagara Casino & Hotel employees.
According to Community Development Director Seth Piccirillo, this redevelopment answers the demand for more affordable housing options within the city limits and saves the city a future costly demolition estimated at $1.2 million. The planned redevelopment is positive news for a building that has been vacant and deteriorating for over 15 years. With Memorial Hospital continuing to its expand its footprint and services in Niagara Falls, the additional affordable living options are expected to be well received and contribute to a growing small medical hub within the heart of the city.
