Uniland Development Company has gotten the green light to construct a three-story office building on E. Tupper Street. The Buffalo Planning Board approved plans for the 24,000 sq.ft. building that will be constructed after three former Frey the Wheelman properties at 53 E. Tupper, 520-522 Ellicott Street, and 693 Washington Street are cleared. Work is expected to begin soon.
“Uniland is pleased that the Buffalo Planning Board approved our site plan to develop a modern office building and ultimately transform the aesthetics and functionality of this downtown location,” said Jill Pawlik, Uniland’s Senior Marketing Manager.
Bronx Dialysis Center, a division of DaVita HealthCare Partners Inc., is anchoring the building with a dialysis clinic in 8,500 sq.ft. of space.
“We are in discussions with several clients who would like to operate in this new, custom-designed environment and take advantage of its proximity to the Buffalo Niagara Medical Campus,” said Pawlik.
One minor change has been made to the proposed building. Uniland has agreed to add stone accents to emphasize the add double glass entry doors along Tupper Street, though the main entrance will be located off the 52 car parking lot to the south of the building.
Uniland also purchased a parking lot at 525 Ellicott and a one-story warehouse at 505 Ellicott Street from Frey. At 505 Ellicott Street, the company is planning to convert the warehouse into a two-level, 36,000 sq.ft. office building targeting firms in the tech, creative, or medical industries. Based on tenant demand, Uniland may also end up demolishing 505 Ellicott and constructing a two-story building with up to 40,000 sq.ft. of office space.
There may be more development announced soon for the area. Sources say a local developer is eyeing a nearby underutilized site for a new residential project.
