Tenants in the first Larkin District loft conversion project are expected to start moving in around July 1. The building at 550 Seneca Street will contain 41 market-rate apartments and 7,500 sq.ft. of commercial space along Seneca Street when it is complete. It is being undertaken by Frontier Group of Companies. CSS Construction is an investor and serves as the general contractor for the $5.4 million project that has been designed by Carmina Wood Morris.
“We are about 60 days away from our first units being ready,” says Chris Wietig, special projects manager for Frontier. “The new Seneca Street Lofts website offers prospective tenants a glimpse into living at this unique address and provides an opportunity to learn more about the available units, rents, and schedule a showing.”
In addition to floor plans and unit layouts, the site features a virtual walk-through video.
The warehouse, which dates back to the early 1900s, has been used for a number of industrial purposes including serving as a storage center for auto parts and also a furniture warehouse. It originally housed the A&P Bakery. Much of the exterior work is complete except an upcoming paint job and final paving and landscaping.
The building will have a mix of one-and two-bedroom units, ranging in size from 750 sq.ft. to 1,250 sq.ft. with rents starting at $775 per month. Indoor parking for 78 vehicles will be provided.
Seneca Street Lofts is one of three large apartment projects at Seneca and Hamburg streets at the edge of the Larkin District. Frontier Group of Companies and Savarino Development Corp. are creating Hydraulic Lofts, 140 apartments in the residential portion of the 500 Seneca complex that is also under construction. Ohio-based Miller Valentine Group is proposing 148 apartments for the former A&P Warehouse at 545 Swan Street.
