The condominiums atop Avant have been sold out since mid-2013, but the final sponsor unit sale closed just last week. Uniquest Delaware LLC sold the spacious nearly 3,000 sq.ft. penthouse Unit 1602 to Fifth Coast LLC for $1.3 million. Remarkably, it was the fourth-highest sale price in the building: a two-story corner unit also on the 16th floor tops the sales chart at $1.595 million. The 28 residences occupy the 14th, 15th, and 16th floors of the building. Closings started in December 2009.
Every unit in the building has at least one balcony. Ceiling heights are 10′ on the 14th and 15th floors and up to 18′ on the 16th floor. Units feature high-end finishes, in-unit laundries, large walk-in closets, gourmet kitchens, and same-floor storage areas. Each unit has two dedicated parking spots in the building’s underground parking garage.
Residents have access to the Embassy Suites’ pool and fitness center, room service, valet parking, housekeeping and catering services. In addition, each floor of the residential portion has a different amenity for owners. A conference room is located on the 14th floor. A fitness room is located on the 15th floor featuring weights and cardio machines offering views of City Hall and Lake Erie. Residents may reserve a solarium/party room with a fireplace and full kitchen located on the 16th floor. The Embassy Suites’ facilities including the pool and fitness center are also available to residents.
There is one Avant unit on the resale market: a two-bedroom unit on the 16th floor with 1,571 sq.ft. of living space is listed at $699,000.
Uniland has plans for additional residential development in the city. Two weeks ago it purchased the former Nazareth Nursing Home at 279 North Street where it plans a residential project of unknown scope. It also owns the Park Lane property on Gates Circle. Plans for a 23-story tower were first proposed in 2007 but a lawsuit, since dismissed, and a down economy forced the project onto the back burner.
