After receiving City approvals last month, the development team behind the proposed residential project at 891 Delaware Avenue have purchased the site. In the University District, Legacy Development bought two properties needed for its proposed University Place @ LaSalle development.
Schreiber Properties LLC paid $1.325 million for the Delaware Avenue property on Friday. Previous owner 891 Delaware LLC bought the main house and carriage house in April 2013 for $777,000.
The 8,200 sq.ft. Foster Mansion will be converted to four residential apartments. A carriage house on the property will be refurbished as well. Controversial plans to construct four townhomes in two buildings were approved by the City after the front building was shifted away from a neighboring property and the developers agreed to move the driveway to the north.
The for-sale townhomes will have a two-car garage at ground level, the main living area on the second floor, and 2-3 bedrooms on the third floor. The roof will be vegetated and accessible from each unit. Exterior building materials are brick and pre-cast stone panels. Karl Frizlen, part of the development team, is designing the $6 million project.
An apartment project targeting University at Buffalo students is also moving forward. Legacy LaSalle LLC purchased 57 and 83 LaSalle on Friday for $555,000. University Place @ LaSalle will be a low-rise, high-density ‘urban village’ located across the street from the LaSalle transit station and adjacent to McCarthy Park. The Buffalo Planning Board signed-off on the project in December 2013.
The $40 million, six-building complex will contain +/- 550 beds in apartment style suites. A total of 250 units are planned in studio to four-bedroom layouts. Charles Gordon Architecture is the lead architect.
