Buffalo State College is seeking office space to house its Information Technology Exchange Center (ITEC). The College wants 12,000 to 18,000 sq.ft. of space in “Buffalo, New York or the surrounding suburbs of: Amherst, Cheektowaga, Lackawanna, Tonawanda, West Seneca, Williamsville in accordance with all applicable laws and New York State contracting procedures.”
A lease term of five years with two, five year renewal options is being sought. Offices must include open structural framing to minimize build-out costs, a common area to accommodate meetings with up to 80 employees, a minimum 40 percent of the exterior perimeter providing direct and indirect daylight, and “safe” parking for a “minimum of 80 professionals.”
Buffalo State currently has 24,330 sq.ft. of space on its Elmwood Avenue campus earmarked for START-UP NY businesses. Participating START-UP NY businesses must occupy property or land affiliated with public and private colleges and universities. If a piece of property is not currently part of an academic institution’s campus, it may be possible under special circumstances for that property to become affiliated with a sponsoring academic institution. The statewide program aims to spur economic development by enabling universities to identify areas where new and expanding businesses can operate for ten years without paying New York State business, corporate, income, sales or property taxes, or franchise fees.
UB’s START-UP NY campus plan designates 276,577 square feet of space as tax-free zones on or near the university’s North, South and Downtown campuses.
Proposals are due March 12.
