On The Market: 83 Prospect

A charming five-unit apartment building is looking for a loving new owner.  Hastings + Cohn Real Estate is listing 6,200 sq.ft. former rooming house located at 83 Prospect in the Historic West Village Preservation District for $299,000.  It last sold in 2012 for $80,000 when it was listed at $150,000.  The current owner has completed upgrades to the property and two of the units are finished.


From the listing:

Laundry in each unit, exposed brickwork, wood columns and more. New roof, new furnaces, new electric, new plumbing. Former boarding house conversion. Plans drawn and framing, plumbing and electrical ready for three-bedroom penthouse.


Not much is known about the property, but it bears some resemblance to The Whitney project at 65 Whitney Place (below).  Sunset Bay Park Inc. converted that historic three-story building into six 1,093 sq.ft. residential units, each with two bedrooms and one bath.  Built in 1898, the three and a half-story brick, Italian palazzo-style building was originally built as a hotel for the Pan Am Exposition.
