Work on First Fenton Village Rehab Wrapping Up, Second Beginning

Developer Nick Sinatra’s Sinatra & Company Realty is putting the finishing touches on the last of 23 apartments at the former Fenton Hotel, 945 W. Ferry Street between Main Street and Linwood Avenue.  At the same time, Sinatra is kicking off work to turn the prominent corner building at 1516-26 Main Street into loft apartments and commercial space.  Both projects have been designed by Tommaso Briatico.

Sinatra purchased the historic Fenton Hotel in 2011.  The building, constructed to accommodate guests attending the Pan Am Exposition in 1901, contains 23 apartments.

Units in the Fenton required a complete overhaul.  Apartments originally had three small bedrooms and were gutted to create two-bedroom units with high-end finishes.  The final apartments will be ready for occupancy in coming weeks.  All 23 of the units in the building are leased (or pre-leased) averaging $1,300/month in rent.

“We have completed a laundry room and will soon be finishing a fitness room,” says Matt Connors, Sinatra & Company Realty’s Vice President of Development.  “We will have the entire building done by May 1st.”

Shortly after purchasing the Fenton, Sinatra & Co. Realty purchased a vacant lot at 1516 Main, a small structure at 1524 Main, and 1526 Main, an attractive, three-story corner commercial building.  The three-building project has been christened Fenton Village.

Following the successful lease-up at 945 W. Ferry, Sinatra is turning its attention next door.  1526 Main Street will be redeveloped to create a mix of commercial space and upscale apartments and lofts.

Ashker’s Juice Bar and Cafe has signed a lease to occupy 5,000 sq.ft. in the prominent corner commercial space.  It will join existing Ashker’s locations at 1002 Elmwood Avenue and in Youngstown.  Ashker’s serves breakfast sandwiches, full breakfasts, salads, paninis, wraps, and of course smoothies, espressos and other drinks.  A catering element and wellness center will be added to this location.  The space features exposed brick walls and 25’ ceilings (below).  There will be a conference room available and pending City approvals, outdoor patio space.

There is 1,500 sq.ft. of commercial space remaining for lease.

Eight luxury loft apartments are planned for the building’s upper two floors.  Units range in size from a 912 sq.ft. one-bedroom to a two-bedroom unit with 1,251 sq.ft. of living space.  Two of the third floor units will have lofted sleeping areas.

Units will feature stainless steel appliances, granite countertops, refinished hardwood floors, in-unit washer/dryer, and pendant lights over the breakfast bar.

“The backsplash is unique because I’m going to take old photos of Main street, turn them into wallpaper, and put plexiglass over it in the kitchens,” says Connors.

Tenants will have secure parking in the rear of the building and access to the Fenton Fitness Center next door.

On the exterior, Sinatra will be repointing some brick, repairing/replacing windows, painting the cornices, and adding new glass/glazing along with an awning to advertise Ashker’s.  Sinatra is doing the construction in-house supervised by Cole Hatley.

Units at 1526 Main Street are expected to be ready for August occupancy and rents will start at $1,300/month.

Sinatra & Company originally intended to demolish the small structure at 1524 Main Street but has reversed course.  Connors says they will soon begin drafting reuse plans for the property and envision two upper floor apartments and approximately 2,000 sq.ft. of ground floor commercial space.

Sinatra has been on a buying and redeveloping spree of late.  The company has hundreds of residential units in the city and northern suburbs, has at least two redevelopment projects planned near the Medical Campus, and recently was approved to purchase the Market Arcade complex where it will relocate its headquarters.
