A luxury condominium at Avant is on the market with a fittingly high-end price. Residence 1601, a southwest-facing two-story penthouse with 3,300 sq.ft. of living space, is for sale with a $1.75 million asking price. Dannis Dargavel of Hunt Real Estate is the listing agent.
Eugene and Carole Vukelic purchased the condominium in March 2012 for $1,597,500. Eugene Vukelic is CEO of Try-It Distributing. The residence has three bedrooms and three full baths, two half baths, an open living room/dining room with double-height ceiling, two balconies, and sweeping downtown and waterfront views. All of Avant’s residences feature high-end finishes, in-unit laundries, large walk-in closets, gourmet kitchens, and same-floor storage areas. Avant was developed by Uniland Development Company.
All Avant tenants have access to the building’s gym and pool facility, but only the residents have access to an additional private gym. Residents are able to avail themselves to the services and amenities of the Embassy Suites hotel including room service, valet parking, housekeeping and catering services. The residents also have a private solarium on the 16th floor which has kitchen facilities, seating area, television, and fireplace that can be booked for meetings or parties. Each unit has two dedicated parking spots in the underground parking garage.
The 27 residences at Avant occupy the 14th, 15th, and 16th floors of the building. The Avant website lists two units unsold but only one developer-owned unit is listed on MLS. It is a 2,464 sq.ft. 14th floor corner unit listed at $995,000.
Residence 1601 remains the most expensive condominium sold in Erie County and is the second highest sale price for a residence in Buffalo. That honor currently belongs to the Miller Mansion at 175 Nottingham that traded hands in October 2010 for $1.7 million.
There are currently thirteen residential properties on the market in Erie County asking over $1 million. The Avant unit is the only condominium among them. Two other city homes are over the $1 million threshold: 186 Middlesex at $1.649 million and 245 Nottingham at $1.495 million. The most expensive properties for sale are in Hamburg. 5760 Old Lake Shore Road and 6523 Boston State Road are each listed at $1.9 million.
