Over the last couple of years, we’ve seen some great facade improvements (like this one) on Elmwood, and we’ve seen some tragic ones (like this one) as well. With every new facade advancement on the street, the Elmwood business district becomes stronger, attracting more shoppers and more entrepreneurs seeking to move onto the street. The Elmwood Village Association recently secured $500,000 in New York Main Street funding from the New York State Office of Community Renewal, which means that we will hopefully see another series of ‘improvements’ in years to come.
My hope for these matching grants is that a few residential property owners consider converting their residences into commercial spaces. There is a real opportunity to strengthen each of the commercial pockets, while pulling them together at the same time. Residential properties that are situated between Forest and West Delavan are prime for conversion, and here we see a real solution that will help the owners achieve the task. After all, once the conversion is complete, commercial leases are serious money-makers since there are so few empty storefronts for potential businesses to consider. Not to say that all conversions should be as extreme as the lead photo (Organic 3 Cafe) – there should be a healthy mix of facades on the street. Plus, restaurants might be looking for complete makeovers while retail could be as simple as opening up the first floor and creating ADA compliant access. Whatever the case, if you are a residential property owner on Elmwood, consider attending the following information session.
Grant funding may be used for building façade improvements and interior renovations of both commercial and residential space along Elmwood Avenue between Forest and West Delavan. Property owners are invited to attend an informational meeting held by the Elmwood Village on Tuesday, January 31st at 9:00 a.m. at Ashker’s Juice Bar and Café. During this meeting, we will provide an overview of the types of projects that are eligible for funding (50% match required by property owner) and the application process.
