The building housing Club Diablo at 517 Washington Street is on the market with a $389,750 asking price. Nearly across the street, one of the townhouse units that Eran Epstein is creating at 504-508 Washington Street is sporting a “sale pending” sign.
517 Washington is a three-story, 6,820 sq.ft. mixed-use building. Club Diablo is located on the first floor (apparently not a part of the sale) and two full-floor residential units on the second and third floors. One of the apartments is rented while the second is being used by the current building owner. Realty Edge Inc. has the listing.
The residential conversion project by Eran Epstein’s E Square Capital LLC at 504-508 Washington has moved in fits and starts since first announced in 2006. Three, two-family townhouses are being created in the three-story warehouse building. Each 17′ wide unit includes a tandem two-car garage and separate Washington Street entryway. Sale pending signs were recently put in the windows of northernmost unit at 508 Washington.
The primary unit contains 2,600 sq.ft. of space. Its living room, kitchen, laundry room and half bath are located on the second floor facing Washington Street. The unit’s master bedroom, secondary bedroom, and loft/office occupy the third floor.
Each rental unit contains 1,800 sq.ft. of space. The main living area of the second unit is located at the rear of the first floor with access to a private courtyard behind the building. A bedroom and an area that could be used for a home office is located on the second level. Silvestri Architects designed the project. The remaining two units are listed by Shana Bossert of Realty USA and are priced at $395,000 and $415,000.
