Construction Watch: 305 Utica Apartments

Work on a new apartment project in the Elmwood Village appears closer to completion.  A brick facade has gone up on the $2.7 million project at 305 West Utica Street. FJF Development, a partnership made up of contractor Paul Johnson, attorney Michael Ferdman and architect Karl Frizlen, began work on the project last fall. 

According to the project’s website, only nine of of the eighteen apartments were still available as of mid-May. The two studio apartments on the first floor with 350 sq.ft. of lviing space have been rented leaving the remaining units as two-bedroom apartments with approximately 1,000 sq.ft. of space and private garages. These units are priced from priced from $1,375 to $1,525. 


The development team previously proposed a 14-unit condominium building for the property. Though three of the condos were pre-sold at prices starting at $224,900, it was not enough to secure construction financing. 
Each two-bedroom apartment is assigned one garage parking space and half of them have balconies off of the dining room.  Twelve units have a ‘bonus’ room on the ground floor.  The 175 sq.ft. windowed space can be used as a hobby room or for storage. All units feature central heating and air, all major appliances including washer/dryer, security entry system, and  phone/data/internet connection.
