Work has started on another town home unit at Waterfront Place as sales continue in the development’s mid-rise tower, The Pasquale. The new residence will complete the project’s first town house block. Work on additional town houses, smaller than those built to date, will start in the spring.
“We have 24 units closed, six under contract, and another five leased,” said Ellicott Development’s Chris Martoche who is overseeing sales at the project. Prices on the sales closed to date range from $344,000 to $1.32 million for the largest penthouse unit.
Tower residences include 10 to 12′ ceilings, gourmet kitchens with custom cabinets, stainless steel appliances and granite countertops, hardwood and ceramic tile flooring, whirlpool tub and steam shower in master bathroom suites, walk-in closets, and one or more balconies. Several units on the upper floors have rooftop terraces.
Remaining units are priced from $295,000 to the upper $700’s with 1,342 to 2,622 sq.ft. of living space.
Four town homes along Ojibwa Circle have been completed and sold. A fifth (above) is currently under construction.
“It is a double-lot unit, and will be the largest of all the townhomes we have built, with approximately 3,000 sq.ft. of living space and 4,000 sq.ft. total,” said Martoche. He expects the unit with three bedrooms, two and a half baths, plus study to be priced in the “lower to mid-$600’s.”
Ellicott plans to lower the rooflines and scale back the size and price of future town home units.
“We will begin construction of three of the redesigned units in the spring,” said Martoche. “The construction of these will be market driven.” Ellicott will start additional town house units as units sell.
A second tower is planned for the site, but for now Ellicott remains focused on selling the remaining units in The Pasquale.
