Work is winding down at the $2 million Allentown Lofts conversion project on Virginia Street between Elmwood and Delaware avenues. The ten-unit project by Kissling Interests will offer both living and working space. Six of the units are pre-leased with occupancy scheduled to begin February 1.
“The building will be an incubator of sorts,” said Kissling’s Executive Vice President Scott LaCasse. “It will offer live-work space for start-up and small businesses. If the business outgrows the space, they can take other space downtown.”
Eight of the units are single-level and two are duplexes. The one and two-bedroom units will average 2,000 sq.ft. and include approximately 1,300 sq.ft. of open and flexible live/work space. With the building located in the NYS Empire Zone, tenants can benefit from operating a business in their units.
“The location is impeccable,” said LaCasse. “It is ideal for residents and businesses.”
LaCasse anticipates that four of the units will be leased as commercial space and will not be lived in.
Rent for a one-bedroom unit is $1800/month. A duplex unit is available for $2000. The two-bedroom, 2 ½ bathroom units are priced at $2500 and $2750.
Kissling purchased the 22,000 sq.ft., four-story property in October 2006. The circa-1924 building at one time housed the National Casket Company.
Exterior improvements to the building include a new steel and glass entryway on the east elevation (above), replacement of existing windows with aluminum-clad wood windows, and new and larger window openings in the basement. A rooftop terrace and enclosed parking will be available. Silvestri Architects PC designed the project.
