The Monarch, a condominium conversion project at the tony corner of Delaware Avenue at Bryant, is now selling. The studio to two-bedroom former rentals, being upgraded and placed on the market as leases expire, are priced from $83,900. Current residents have been given the opportunity to purchase their units. The development group is working with Maureen Flavin and Ellen Warner of RealtyUSA to market the project.
“It’s the perfect location, a block away from all the excitement on the Elmwood Strip – unique shops, interesting restaurants and great people-watching, not to mention the nearby parks and world-class museums,” says Warner.
The five-story vintage 1926 residential building is located at 916 Delaware Avenue. Its 68 units feature refinished hardwood floors, ceramic tile flooring in the kitchen, stainless steel appliances, granite kitchen counters, renovated baths with subway tile and new sinks, and crown molding in the living room. Common areas will be upgraded as well. Parking, laundry, storage and a rooftop patio are available.
According to Warner, “The developers have tapped into a glaring need- condos between $83,000 and $184,000 and a condominium lifestyle.”
Studios featuring restored Murphy beds (photo above) and 453 to 560 sq.ft. of living space are offered between $83,900 and $101,900. One-bedroom units have 653 to 783 sq.ft. and are priced from $122,900 to $149,900. Two-bedroom units have 822 to 922 sq.ft. of living space and are priced from $157,900 to $183,900. One and two-bedroom units have walk-in closets.
Monthly maintenance charges are $236 to $483/month depending on the size of the unit. The fee covers heat, water, common area maintenance, snow removal and lawn care, building insurance, trash removal, exterior building maintenance and janitorial services.
Proteus Development LLC purchased the property in March 2008.
