Redevelopment of the southeast corner of Elmwood and Forest avenues may be moving forward. Amherst-based Affinity Elmwood Gateway Properties LLC yesterday purchased 1105 Elmwood Avenue, previously occupied by Home of the Hits, for $200,000. The subsidiary of Chason Affinity Cos. has six adjacent properties 1109-1121 Elmwood and a property on Forest Avenue, all owned by Hans Mobius, under contract.
Chason Affinity has not publicly disclosed his current intentions for the block, but had previously planned to build a residential project catering to nearby Buffalo State College students. In September, Mark Chason told the Buffalo News he was “working on a number of options” for the site.
Chason is busy converting the massive Kensington Village complex off Eggert Road in Cheektowaga to a student housing community.
Promising plans for a hotel for the Elmwood/Forest site were frowned upon by neighbors. Deed restrictions on the properties prohibiting commercial use ultimately meant the demise of the proposal. It remains to be seen if neighbors will warm to residential use of the prominent location.
1105 Elmwood was purchased from Jennifer Preston.
