You might recall Eli George's post titled, 'The Problem of Problem Delis'? If not, here's the background of the story. If you have been following this very troublesome West Village deli over the years, then you know that the neighbors have been crossing their fingers and holding their breath that someday the market would go on the market. Well, according to Community Activist, Marilyn Rodgers, that day has finally come. Her hope is that someone already has a plan of some sort for a neighborhood market and has been looking for a place to put it. She is convinced that this building, located at the end of Johnson Park, is rife with opportunity. With the asset of nearby New Phoenix Theater (bottom photo - not for sale) and numerous other developments taking place, this is a golden opportunity for the West Village as well as for a forward-thinking buyer. If you really want to go back in time, check out this post from back in '05 called 'It's Smack Down Time!'. From Marilyn:

"The West Side Market building is for sale for $99,900, which includes all inventory and equipment - though I'm not sure if anyone would want what's inside. The license does NOT transfer, but the neighborhood is willing to support the right business proposal. There are three one-bedroom units upstairs, all of which are in deplorable condition. If anyone is interested, we would ask that he or she speak with Joe Saccone at MJ Peterson (email Joe here). We envision a green grocer like Guercios- specialty breads, fruits and vegetables, etc. The turn of the neighborhood for the better has in turn offered much potential. There are plenty of West Side delis that sell anything but fresh goods - we're willing to give a letter of support for any new market along the lines of the new Elmwood Market (but smaller). If anyone has any leads, we would be very appreciative."

    I believe there are a few houses undergoing renovations and upgrades on West Tupper. This could be the next emerging neighborhood in Buffalo...and it's THIS close to downtown. Great location.

    Also a fine spot for a cafe or restaurant in a 'Betty's' sort of way.

    If an owner wished, the second and third floors combined would make one killer downtown condo. They're huge.

    I finally got to see all of Johnson Park on the tour during Buffalo Homecoming. What a superb opportunity, in a superb location, in a superb neighborhood, with superb neighbors.

    I hope that good things come from this, and I bet they will.

    QE, thanks for the post! Here are some advantages to the West Village neighborhood:

    - With the "Avant" opening, there will be additional residential and commercial (hotel and offices) that can take advanatge of a true green grocer like Guercio's

    - Add that to Sal's "Whitney" as noted in the original post via link

    - The community is truly diverse and is filled with small delis catering to beer, cigarettes and lottery - we need a small store that will provide nutritious alternatives

    The model of Guercio's makes the most sense. Why? Because they cater to everyone - no matter their income or status. While serving the direct community in the Upper West Side with wonderful goods, they also have customers from all over WNY due to their quality and service. You don't have to be rich to buy from Guercio's. It's a business like this that brings people together.

    Here's an idea I had a few years ago and had actually proposed it to the current market ownership - to no avail:

    Have a real deli that makes fresh sandwiches and salads along with a good selection of non-alcoholic beverages. Now, send menus to all surrounding businesses for a lunch alternative, especially during warm weather. Allow lunch clientele to fax or call their orders in and provide a credit card for the purchase. When they get as close as the corner of Johnson Park and S. Elmwood, have them call the market on their cell phone and a runner from the market will meet thim on the Johnson Park Green with their order and some chairs (like the ones that are made of colorful canvas and fold up. The customer can then sign the credit card slip and accept their purchase, eat their lunch on the Green, and then go back to work having experienced fresh air in a park setting.

    --Or have a bike messenger deliver the sandwiches to downtown offices/businesses.
