The Pierce Building
There are quite a few smaller projects taking place that do not receive much attention but are laying the foundation for a revitalized downtown. Take the Pierce Building at 653 Main Street for example.
This attractive two-story building sits directly across from Shea's and was built in 1923. The Plaza Group purchased the underutilized property in December 2003 for $167,000. It is currently undergoing a rehabilitation that will add vitality to the center of the Theater District. When complete, the building will offer four residential units on the second floor each with approximately 1,800 sq.ft. The ground floor has 8,000 sq.ft. available for office or retail use.

Granted, this building was purchased 2 years ago and undoubtably requires significant rehab work...but $167,000. (!!!) In what other city could you purchase a building like this (check out those windows and the cornice) for that price? In most metro areas, you couldn't even get an empty lot for 167k...No wonder NYC and local investors are showing interest...

I hope they get retail stores in the first floors and not office space. This area has the potentional for retail, especially after Main Street is reopened for auto traffic.
