This great commercial building has recently been listed with Hunt Commercial. The Slotkin Building is a quaint 5,550 sq.ft. on two floors plus a usable 2,000 sq.ft. basement. It is said to need extensive work throughout, particularly the second floor, but the ground floor is built-out as office space. Know where it is? Answer after the jump.

The Slotkin is located at 468 Washington Street, corner of East Mohawk. It is listed at $275,000 by downtown super agent Chris Malachowski.

This stretch of Washington has much potential. It connects Lafayette Square to Fountain Plaza and the Theater District. Unlike Main Street, Washington has vehicular traffic. There have also been several residential developments within walking distance including The Belesario, Holling Place, Buehl Block and E-Square Capital’s rehab of 504 Washington that is currently under construction.

Holding back these blocks is the street-deadening tag team at the northeast and northwest corners of Washington and Mohawk. One is a vast surface parking lot where the Century Theater was located and the other a squat municipal parking ramp. Both are redevelopment sites waiting to happen.

Similar in scale to the Slotkin, and with just as much potential to add to the street, is the former location of Howard Shoe’s at Washington and Sycamore streets. The 4,500 sq.ft. building is available for lease through Iskalo Development.

    Seiously.....$275000....now thats cheap. Any idiot could rent the 1st floor out and put apartments upstairs...and the building would pay for itself.

    In fact...a smart developer would add a 3d or 4th floor.

    Anyone notice the other real estate signs on the building too? Saperston, Reccio, and Pyramid. Now I guess it's Hunt's turn to try.

    Some building owners will let several commercial realty firms list a property simultaneously hoping someone will bring a deal in. Typically these sellers aren't in much of a hurry.

    This photo is a couple months old and Hunt has the exclusive listing now. The property owner appears to be more serious- the asking price is down $25,000 from when Recckio was advertising it online.

    Chris69..."any idiot" would need significant capital to renovate the place before could attract reliable tenants. "A smart developer" cant simply "add a 3rd or 4th floor" without the help of a smart engineer, a smart architect, and a smart investor. The smart developer would also need approval for the not so smart planning board and we all know how that goes. I love people like you who make outrageous proposals without considering the cost and red tape. I wish development were as easy a task as you imply.

    That Saperston sign brings back memories. Back in the day (1970's) it seems like every derelict building downtown was covered with a Saperston sign. It was almost like a sign of blight. You don't see those orange signs around as much anymore.

    Steel you are dead on with those awful Saperston signs, they always reminded me of those emergency enclosure signs. Hey, I have heard that Bashir Issa has shown an interest in this bulding, he's thinking about adding 30 floors though.

    I believe this location was considered a few yeqars back for a year round farmers market (similar concept to one proposed on BRO for the waterfront, I believe) by the City of Buffalo's Office of Strategic Planning.

    My thoughts exactly growing up on the east side. They still creep me out to this day...

    Tax assessment is dead-on at $275,000. That's a rarity. Our building at 291 Bryant St is over 5,400 sq. ft. and will be marketed for $329,900 with the extensive work throughout already completed.

    It will take some $ to do the rehab, but this will be an attractive building when someone does it.
