QB Touches Down
The median income of residents living on already swank Oakland Place
has just gone up a few notches. Buffalo Bills quarterback J.P. Losman has scored a home there. The century-old, 2,880 sq.ft. home at 70 Oakland Place was purchased from commercial real estate broker Sheldon and Mary Berlow for $650,000. Losman will be taking up residence across the street from Bishop Edward Urban Kmiec's mansion at 79 Oakland. The Venice, California native was drafted by the Bills in the first round of the 2004 NFL draft with the 22nd overall pick. Evidently a fan of city living, he had been previously leasing a loft at Belesario on Main Street downtown.

As you look outside your office window today, you're likely overtaken by the sheer beauty. Blowing snow. People hunched over, freezing, trying to walk into a 30MPH wind. You're probably reading from the script of American Beauty:
Sometimes there's so much beauty in the world I feel like I can't take it... and my heart is going to cave in.
Or, maybe you're just thinking "Oh f#@!, I have to drive home in this s*$#."
Either way, we're here to lift your spirits.

A two-story Delaware Avenue office building is getting a new face and a third story. The Buffalo Planning Board approved renovation plans for 334 Delaware Avenue at this morning's meeting. Owner 120 W. Tupper Street Inc. is undertaking the $1.2 million project. The bland building will get a new look and a glass third-floor addition.
At an after school program recently, some kids were doing homework, some were on computers and some were in the gym. But a small group of fourth-graders were designing and building boats out of household products- plastic cups, construction paper, and tape. They had been building and modifying their boats throughout the week, trying a few different design and construction plans. Now they were ready to race them across a tub of water, using a fan to power them across. After deal …
Larry Griffis III is a well-known Buffalo figure whose experience with steel is not only his passion, but his birthright. Some may know of his father’s sculpture park in South Buffalo, founded in the 60s, but his son has taken up the torch and is now a world-renowned sculpture. What started with the father has continued with the son. Griffis III’s work is starting to appear in spots in Buffalo and now, to see one of his works, you need look no further than Forest Lawn Chapel.

What? He didn't buy a house in OP? I always wondered when one of the Bills was going to step up and live in the city he plays for.

Jogged down Oakland this morning. It is a handsome house and I hope he enjoys living there. If I was a landscape designer, I would be dropping my card in his mailbox.

It is nice to see he enjoys city living and all it has to offer. Hopefully others will follow his lead...

I have a funny feeling that this might start a trend with the younger players.

That place sure looks bigger than 2800 sq ft.
Good for JP - it's sad when these young, single professional athletes buy places in these new developments in Clarence and OP. Derek Jeter doesn't live in the suburbs of NYC. Neither should most of the Bills.

2,880 sq.ft. according to the City's online database anyway. :)

The house that JP purchased is a unit of a larger building. The house you see is a mansion that is split into 3 separate residences. JP has purchased the front third of that building. Never the less, it is a great building and, I too, am glad he had the good sense to move into the city. Way to go JP!
I too am a resident of Oakland Place and proud of our city!

He'll flip it once he's traded or cut.

Steve has it right--the house was originally a single family mansion (I forget which family), and it was divided into three very handsome townhouses. His unit is especially fine, with a beautiful staircase that spirals up three floors.

Not cool publishing his address.

That's cool that a young transplant is into the city as much as he is, I see him around now and again. I have to agree with BFLOnian, not cool putting his address up here.

The guy is a public figure who makes millions in a small city, and any property purchase is a matter of public record, so of course this is going to be published news. Everyone knows where the major sports figures hang out and live, just like everyone knows where the Mayor hangs out and lives.
BFLOnian and welf - you would be shocked and saddened that there is a whole industry around publishing 'maps of the stars homes' in places like LA and NYC.

No I'm not, and it's not like i'm outraged or anything. And I realize that property purchases are a matter of public record. I would assume that most athletes/celebrities in this area would prefer that their addresses be kept as quiet as possible however. As a matter of respect for that, I wouldn't publish it. But whatever, I'm sure he can handle it.

Great to see him stay in the city, but this house will be up for sale in a couple of years again after he is cut from the team.

It is great that JP bought a place in the city. I hope it gives other some of the other players the idea to live in town. The last one that I know of was Kurt Schultz who lived on Tillinghast until he signed with the Lions. He likes Buffalo a lot and married a Buffalo girl, and returned to the Buffalo area after retiring from the NFL. Unfortunately, with kids, he settled in Clarence. Anyway, I just hope some intoxicated Bills fans don't drop in on JP for a nightcap after anight on Chippewa.

To JohninBrookline: He was living downtown -- that's a lot closer to Chippewa than Oakland Place, which is maybe a mile up the road.
Otherwise, I can't wait to tell my family back in the boonies that both the Bills quarterback and the Bishop of Buffalo reside around the corner from my cheapo Summer Street apartment. City living!!

Another star athelete making the jump to the city....Ryan Miller - purchasing a condo in the evolving project at Potomac/Argyle pk.....not that we should be telling people this
maybe JP and Ryan could form a grunge cover band and play up at Merlins

Interesting contrast - When Rob Johnson played in Buffalo, he was holed up at the Comfort Suites out in Cheektowaga. No one ever saw him around, and he couldn't wait to hop on a plane on his off days and go home to California. So how nice is it to see players of his stature making the investment in our city!

Bishop Kmiec lives across the street at 79 Oakland Place. Here's a pic: http://www.flickr.com/photos/fixbuffalo/23405086/
It's the most expensive (higest municipal assesment) of any residtential property in the City of Buffalo.

I wonder what the taxes are on a $650,000 house in the city? I bet its less and more stable than taxes in the suburban land of the re-appraisals.
