Construction Watch: 95 Perry Street

Construction is winding down at 95 Perry Street. Savarino Cos. and Avalon Development are converting the circa 1930’s Benlin Distribution Services warehouse into a mix of office, retail and apartment space. Empire State Development Corporation is taking the top two floors of the building. Watts Architecture & Engineering P.C. on Thursday finalized a lease to take the balance of the building’s office space on the third and half of the second floor.
The ground floor will be a mix of commercial and retail/restaurant space. Winsoft, a software firm based in Ottawa, has leased 1,500 sq.ft. on the first floor. Savarino is seeking to land a restaurant tenant for the remining 5,000 sq.ft. that is available.
“We have been talking to several people for the smaller restaurant space on the Mississippi Street side, says Julia M. Spitz, Executive Associate of Savarino Companies. “We are still searching for a restaurant tenant for the larger space facing Perry Street.”
Empire State Development Corporation’s space is currently being built out. It will be ESDC’s main office outside of New York City and will be home to the Erie Canal Harbor Development Corporation and affiliates.
Meanwhile, work is underway on the building's five rental apartments. “The second floor residences are scheduled to be finished by the end of the year,” says Spitz.
Redevelopment plans for 95 Perry were designed by Silvestri Architects PC.

A two-story Delaware Avenue office building is getting a new face and a third story. The Buffalo Planning Board approved renovation plans for 334 Delaware Avenue at this morning's meeting. Owner 120 W. Tupper Street Inc. is undertaking the $1.2 million project. The bland building will get a new look and a glass third-floor addition.

^^ Very true. I was just talking about this unit in general tho. I think its been planned to have 5 since before this financial melt town. I'm very happy that Termini's AM&A's lofts project is moving ahead. That is just 5 stars all around. Maybe after this international mess is over those losers from long island will sell the main AM&A's building to some real developers and we can get about a hundred units on main st. that would really be amazing.

My read would be to insulate themselves from currency fluxuations, and service their customers in the US. Sending canadians to come service US customers outside of warrenty is tricky under NAFTA, unless you lie to customs officials. They also may bundle software with hardware which would reduce duty rates and Buffalo offers low cost labor compared to our Canadian counterparts. Those are the usual business reasons.

Carlmalone, yes, there are advantages to maintaining a US presence; but, they could've located elsewhere in the US regarding some of the points that you mention. If Buffalo has an advantage, I'm curious.

I know they service banks, so they probably do work for HSBC and/or M&T. Those are large enough accounts to have a satellite office. If you are looking for a feel good story, I doubt it is the case.

this could be a very a cool and unique neighborhood.....more colonial (boston) style.....ton of old loft style buildings down there and a short walk to the waterfront.
Why is there not more development going on? I know Bass Pro will never really come to Buffalo, but it could still be a nice upscale place to live.

I am still a doubting Thomas when it comes to this part of town. I have posed the rhetorical questions about services on this forum before. If antone can tell me where one would go to get groceries, do bamking, grab a sandwich, get a haircut etc. in this areas, I would like to know. The Elk Lofts at one time advertised walkability. "To where?" was my question.

I saw in the paper today that someone flipped one of the cars parked outside of this building. Seeing that there is no inside parking or plans for a secured lot; I wonder if this will affect the sale of these units. Someone said that the car was flipped by Sabres fans who were upset over the loss earlier that night. Is this something that new residents will have to worry about if they drive? They are pretty much at Ground Zero if the Sabres lose a major playoff game or if a major concert is canceled midway through the show.
I feel bad for the guy who had his car flipped over, that can be a very expensive repair and can truly take away the sense of security and piece of mind for a resident. I heard that the police were parked at the end of the street when this happened, is that true?
