More Sneakers and Shoes Please? And a neighboring business to boot.

There’s a new sneaker and shoe boutique opening at 715 Elmwood Avenue (near Breckenridge). The avenue already boasts Fleet Feet (running), Shoe Fly (boots and shoes, etc.), and a few clothing shops that dabble in shoes, but many successful commercial avenues thrive on multiple shoe and sneaker stores.

Neighboring businesses say that there was a ton of interest in the location, and a lot of people had been trying to snag the spot. Danielle from Divine Finds said that she was excited to hear about a new shoe boutique opening on the avenue. “We love our shoes,” she offered. “As a matter of fact I’m still looking for a guy to buy me a few pairs…” It’s good to see another vacancy being filled, since that section of the street shouldn’t really have any vacancies considering its popularity and foot traffic. And that brings us to Lab Indigo (formerly Feel Rite) located on the opposite side…

It looks like the building just sold and the avenue is buzzing with rumors that range from a commercial real estate office to retail. Ward Pinkel from Urban Threads is hoping to see another retail shop move in to fill a niche that might be missing on the street. “Clothing has so many different types of looks,” he told me. “It would be nice to see another store move in that compliments the rest of the shops on the block.” Since there are fewer and fewer empty spots, it is even more important to fill them with amenities that will attract the walking traffic. The city still needs a stereo shop, right? What else?

    I may take a lot of heat for this, but I'd like to see another restaurant here. I don't know if the building would even accommodate that, but a place with a great variety of ethnic foods "to go" would be great (pho, banh mi, fish and chips, tartines, etc.) I'd also like to see a "build your own" salad joint with better than standard options or a good Mexican restaurant, a true rarity in the Queen City.

    I'm with Christa. Elmwood seems to losing its dining edge. I'd be excited to see a quality restaurant there (no bar scene), no loud music. There aren't many quiet, comfortable, handsomely done places to eat on Elmwood. Better yet, a true cafe, which Elmwood still does not have.

    The current ETS site is projected to be vacant in the next month or so. What would look good there? I think it easily could be split into two parcels for retail. I guess Ron doesn't want to have more food in the area, so what retail would look good there? Personally, I think a cell phone retailer would work really well, considering there's nothing but the Verizon place further down the street. There doesn't need to be a ton of real estate for that sort of business.

    With all the offstreet parking behind the building, there's quite an opporunity for someone to really take charge there. What does everyone think?

    willie, u are close. it will be a 24 hour apple store. just not the computer kind. think about it, granny smiths, washingtons, golden, empire all available all the time!

    i would like a smaller hardware, just dumb goods kind of store. wilson farms is great, but doesnt have everything, like picture hangers, when i really need them. so excited for another shoe store!!!!!! bring it on!

    I disagree with the restaurant suggestion, as long as there are still vacant restaurant spaces available (and there are). The windows of the Feel-Rite/Lab-Indigo are like gold for retail and, it seems that once a place gets converted to restaurant use, it never goes back (and the rents go up) I say keep it retail. IMHO, the previous owner should have sold a few years ago instead of asking an exhorbitant rent and then, allowing Lab Indigo to forever-more destroy the great cabinets that had been there.

    That really is prime space and I love the building w/ the apartments above and first floor retail. A small hardware store would be nice to have on Elmwood. A shoe store is cool... I hope they have men’s stuff because the majority of clothing retail on Elmwood is geared toward the fairer sex.

    A guy is trying to put a restaurant in at 291 Bryant where Buffalo Rome was previously. The rent is $600/month which is about twenty bucks per day.

    We have recently lost two cool vintage/ thrift stores in the area, so that gets my first vote. But since moving to Hertel, I have really come to love the ability to walk to the hardware store, so that is #2 as it would provide a practical service for the Elmwood community.

    i gotta tell you as a former westsider, i couldnt imagine not having a hardware store in walking distance. when i bought my place off hertel, i was at hectors 3 or 4 times a day. gotta love it.

    and i knew everybody hates walgreens, rite-aid & cvs, but elmwood needs a pharmacy - and not ness those.

    frankly the practical stuff is what attracted me to hertel over elmwood. there are great restaurants, bars and coffee, but i can also go to dash's (i was off elmwood in the pre co-op days), go to pick up a perscription, grab some drywall compound, as well get dinner, see a movie and get drinks. that and my house was a hell of a lot cheaper!! cheap house. . .now that i think about it, perhaps that explains my many trips to the hareware store. . . d'oh!

    but access to things you need everyday are what make a neighborhood. a trendy shop in walking distance is great, but so are the practical needs of a community. pharamcies are not as sexy, harware doesnt attract the housewives from clarence, but those kind of amenities are what truely makes a walkable community.

    work on it elmwood, and ill try and get some freaken garbage cans and flower boxes up here on hertel!

    as far as rent is concerned - the feel rite/lab indigo location was going for $2000 per month, plus utilities. this is a exhorbitant amount for a new, small business owner. perhaps doable for an established business that wants to move to a high traffic area on elmwood. it is the elmwood village though, so i suppose they can ask those prices. just wanted to make everyone aware because i had looked into this earlier on after lab indigo moved. i am still in sticker shock from that price.
