Plaza Group plans to convert the former nursing home into approximately 45 apartments. The Niagara Lutheran center was established in 1956 and claims to be the first freestanding nursing home in the Buffalo area. Plaza Group has owned the property located between W. Utica and Lexington Avenue since March 2000.

Plaza Group, better known for its portfolio of office and retail properties, has been venturing into the residential sector as of late. The firm is completing renovations to the Pierce Building in the Theater District (four upscale apartments on the second floor) and is also studying residential options for the Immaculate Conception Church at Edward and S. Elmwood.

In 1986, developer Henry Balling converted the Buffalo Presbyterian Home at Delaware Avenue and Bryant Street into condominiums.

Niagara Lutheran continues to provide eldercare services to people of all faiths from two senior care centers in Western New York; The GreenFields Continuing Care Community in Lancaster, and the Niagara Lutheran Home and Rehabilitation Center located at East Delevan Ave. and Hager Street on Buffalois East Side.

    Excuse me, but Buffalo had "freestanding" nursing and convalescent homes long before 1956. Bristol Home on Main near Ferry is just that and it dates back to 1868, when it was known as the Home for the Friendless. I doubt it was the first.

    The Bristol Home is the very thing that most people on this board clamor for. A beautiful, old, victorian mansion preserved and kept up by a local business. It is a shame that it is one of the last few homes for the elderly left in Buffalo. I have a feeling we will be talking about what to do with the Bristol Home and the Lutheran Home in the next few years, as both companies are looking towards future expansion in the suburbs.

    I am glad they finally found something to do with the old Lutheran Home. They should keep the contractors on-call for their Hager street facility, it will be on the block in the next year or so if enrollment doesn't pick up.

    This is an outrage!

    I live in this area, and we are ignoring our past by turning these into apartments! This isn't about new buffalo or old buffalo it is about old buffalo beating new buffalo.

    I have already spoken with a lawyer whom I found in the yellow pages, and we are looking to get landmark status for this building as well as re-zone the place for new use whatsoever.

    Not to mention, that having more residences on Delaware means that my beloved street parking is going to have more competition. This project is not right for Buffalo!

    I think Perry is upset cuz he was a resident of this senior home and they are changing it, ruining the spectacular colonic room...he should apply to the COmm COuncil for landmark status of his depends.

    L adds his pompous and arrogant opinion to EVERY thread on the board. He may have a valid opinion, or he may know absolutely nothing about the topic being discussed, but he still feels compelled to add his two cents, no matter how misguided it may be.

    L has the ability to maintain a thought, but it is rarely his thought to begin with. My take on L is that in his mind he feels intellectually superior and has an overinflated, yet tenuous, sense of self-importance. I am sick of reading it, so I am calling him out for what he is. An arrogant tool.

    Need proof, just look at his post in this thread and ask yourself, why would he post this? Then look back at his other posts over the past few months, is he contributing? or just nit-picking to feel good about himself? My vote is for the latter.

    wow, this thread took quite the turn.

    How is this: I think it is fine that this would get turned over into new upscale housing instead of senior housing. It is not very close to amenities on this stretch of Delaware that the elderly would like to walk to. Plus there are several new elderly homes being built around the city and area so we might as well take the opportunity to create something that is will add more economic power to the neighborhood and city.

    I take it back "L" that was totally off-topic, inappropriate and out of line. For the record, I am Jewish, but last time I checked my citizenship was of the United States, not Israel. Learn to differentiate between the two or risk sounding like an unsophisticated fool. Here it is pal, most Jews are not Israeli, and while most Israeli's are Jew's, not all are. I abhor the violence that plagues the world, regardless of who is being killed or who is doing the killing.

    Re-water this, Ohio Basin that, convention center here, office park there. The bottom line is that while you do have some good idea's for the city, people with your general attitude towards anyone different from them isn't good for this or any city.

    Jews and Muslims are not extremists to educated people, anymore than Catholics are. Yes there are extremists for all people. No fundamentalism is good. Like the nutcase that shot the doc from the abortion clinic, but I suppose that had nothing to do with religous beliefs did it.

    I will correct two statements....

    You were right that someone else wanted to make this about you, so I stand corrected that you derailed this.

    No one is questioning your freedom, nor your right to express yourself. You simply have someone who doesn't like your opinions very much. Who really cares, it's the internet, not real life.

    But you uped the ante by lumping me (a non practicing Jew) into an Israeli, a country of which I have never been within 1,000 miles of. I take offense to that because I find some things that they do abhorrent. And the thought that you would lump me in with that group is totally contrary to the person I thought you were. Not because I disagree with some things that Israel does, but because you seem to be plenty smart enough to differentiate between a religion and a nation.

    Great news that another piece of Delaware Ave. is becoming nice living spaces.

    The Avenue has always been about prestige.

    So many wonderful buildings, and mostly consistent greenspace/setback gives it a very unique urban character, no matter what size and style of building is there, be it a mansion, high-rise, or low rise apartment bldg.

    Since this has turned into a referendum on L, let me say that while I generally don't mind L's postings abou the built environment, I tend to just skip over his posts because they tend to always end up extolling the virtues of a convention center in South Buffalo and uncovering the buried canals that reach into South Buffalo. That or moving the expressway offramps further outside of the city. Good ideas I'm sure, just sick of seeing them presented to the BRO readership as if they are brand-spankin new each time they're posted.

    That said, L has proven over and over again to be kind of a wingnut when it comes to issues of race and difference, as evidenced by the really out of place comments above and the several instances in the past wherein he's drawn the ire of the wider BRO community on race/community issues.

    Some of us don't change as fast as the internet, I know that I find myself posting similar ideas and thoughts. I try to stay fresh but alas I fail often but sometimes I think people should hear it a couple more times. Everytime I get cut off and beeped at by a driver because I am not supposed to be in his roadway I feel like ranting from the beginning all over. :p

    yeah as for how race, extremists and religion got into this post I am still shocked as well. I don't consider myself a politically correct person. hell I got yelled at for years from my Asian friend for calling her Oriental. I never understood the different and hell, I still don't fully but hey if it makes her happy I dont really care either way.

    Perhaps we all need to watch some Mind of Mencia, laugh it off, get a beer or smoke depending on your preference and remember that we are all in this together.

    People are different, religions are different, cultures are different, that is not a bad thing. All we can and should do is what ever we can to make the lives for those in the future better.

    I remember reading something not too long ago about the old YWCA on North @ Elmwood converting to senior housing. This seemed like a good idea because its close proximity to amenities such as bus routes and Latinas Market.

    There was also talk of a developer who was interested in building a senior citizen campus at the site of the abandoned BMHA projects off Fillmore. The story (last Fall?) reported that the developer would start with assisted living housing and then add a nursing home. I wonder what ever came of that one.

    I'm fine with apartments being made here. There is a little bit of a glut of senior apartments.

    With regard to Bristol Home. Do be concerned. I met with them earlier this year. What I learned was disconcerting.

    1. They're losing money in Buffalo. There are only something like 60 beds, leaving a small margin of operating error. They are running about four beds empty every month. If they could attract four more tenants, they'd be okay. So far, not so good. If it keeps up, they may shut down Buffalo within the next year. They could accept two medicaid residents and two private pay ($65/day, give or take).

    2. The building is outdated and would not be an easy conversion. Residents get a private bedroom, but share baths down the hall. The building doesn't lend itself to handicap accessibility in several areas. The dining room is really cool. It's vintage.

    3. The people in charge are pretty open to meeting with anybody to come up with partnerships or ideas to get more residents.
