A decorated model was recently unveiled at Warehouse Lofts, the latest addition to the burgeoning downtown residential scene. The sharp 1,215 sq.ft, two-bedroom, two-bath apartment is furnished by Room and was completed just in time for the Downtown Housing Tour on July 7. Warehouse Lofts features 30 upscale loft apartments and commercial space and is now pre-leasing for October/November occupancy.

Warehouse Lofts is the result of a $7.5 million conversion of the former Seneca Paper Co. warehouse located at 210 Ellicott Street between Eagle and Clinton streets. Originally constructed in 1913, the seven-story building is one of the first concrete frame warehouse buildings in the United States.

The centrally-located property features six units per floor on floors three through seven encompassing 17 two-bedroom and 13 one-bedroom units. Apartment sizes range from 1,080 to 1,665 sq.ft. and are priced from $995 to $1,995/month plus gas and electric.

All apartments are spacious with high ceilings, quality finishes and city views. Every unit includes a walk-in laundry room with a washer and dryer provided, substantial closet space, exposed structural concrete loft ceilings, hardwood floors, fireplace, a large soaking tub, and a fully-equipped kitchen with stainless steel appliances, granite countertops and maple cabinets. Two-bedroom units will have two full bathrooms. There will be a total of 60 gated parking spaces, 14 of which will be covered, and a basement storage area.

8,800 sq.ft. of commercial space is available on the second floor. Suites from 2,000 sq.ft. are possible with rents ranging from $12.50 to $14.00 gross (utilities included) with a “generous” build-out allowance according to listing agent Chris Malachowski of Hunt Commercial Real Estate.

Jake Schneider, Dave Resetarits and Tom Kiener, under the name The Warehouse Lofts, LLC, are the project developers. Since work is still underway at the site, the seventh floor model is currently open by appointment only.

    I saw this place before construction started - the change is incredible. The ceilings look awesome! It's my favorite part.

    If Tom Kiener is involved with a project, you KNOW it's going to stand up in a stiff breeze. He's Buffalo best Structural Engineer. This place will never fall down or even shake in the wind. Congratulations on a great project.

    Holy crap. That looks great. The lofts that are getting built in Buffalo are on par with the best in NY or Chicago. I lament the fact that I don't live in Buffalo any longer because I would be standing in line to rent that apartment. Lofts in Buffalo have been something I thought about for years. I wish I had had the know how and capital to have done these projects myself. If any local wants to partner doing in-fill residential in close in neighborhoods hit me back with a message. I see that as the next wave in in-town housing.

    This is an absolutely amazing project for downtown Buffalo. Texpat10 is right in saying that these loftsd are on par with the best of NY, Chicago and elsewhere. Its appears that Warehouse Lofts LLC has developed a near perfect project with little or no room for improvement. Great job! It is necessary to note the mixed use qualities of the building. Mixing commerical office space with multiple residential is a key ingrediate to a vibrant urban neighborhood. Not sure what will become of the ground floor which was previously a loading dock. Hopefully something that contributes to the urban fabric Ellicott Street as well as aesthetically pleasing.

    My only concern is the large quantity of parking associated with this project. Generally it is not wise to supply two parking spaces per residential unit in such a dense urban environment such as downtown. I don't think suppling only one space per unit would harm the marketing of the lofts. Also I hope that the parking component is hidden well (if not structured at a later time) to allow infil development of the several key surface parking lots scattered around the Warehouse Lofts.

    BuffaloSoldier: The ground floor is going to be the lobby; that is where mail will be, a place to drop off groceries, the maintenance worker's office, as well as the 14 covered parking spots and some semi covered spaces in the front, all of which are gated. There is a small lot to the right of the building, and we own the parking lot located @ 387 Washington, which is right next to the lafayette tap room. These adjacent lots are also gated, and tenants will not have to leave the gated area to enter the building. One parking spot is supplied; if tenants need another spot, there will be an additional charge every month. Thanks to everyone for the positive feedback!

    I was at a downtown "networking" event a few years ago at which several people specifically cited this building as something that should be demolished for something "better" - a parking ramp, they suggested. I'm glad that old Buffalo thinking did not prevail, as it was targetted for demolition along with AM&A's and the AM&A's warehouses only a few years ago. Those same people laughed when I suggested they'd make fabulous loft apartments. Preservation is often a vindicating cause...

    Colson & Hudson gave us some great steel-reinforced concrete warehouses in our day - now we have two by the same engineering firm (Holling Press is the other) in downtown Buffalo that house amazing apartments. Bravo to the folks who saw this building and said to themselves, "Opportunity!"

    Buffalo's doing a great job of revamping these old buildings, next step is getting a wegmans downtown a la whole foods in Manhattan. People gotta eat.

    I have seen some website reviews say heat and/or electric is included in the price and some say that it is not. Can anyone clarify as to which one is true?
