Million Dollar Views


The $80 million redevelopment of the former Dulski federal building is being undertaken by UniQuest, a partnership of Uniland Development and Acquest Development.

Avant will be downtown's first major mixed-use project featuring hospitality, Class A office and residential space.
•Floors 1 - 7 will offer a 150 room Embassy Suite Hotel. The hotel will feature a second floor pool, fitness center and conference space. A restaurant on the first floor will open onto an expansive outdoor patio fronting Delaware Avenue.
•Floors 8 - 12 will offer Class A office space. Law firm Damon & Morey has signed on for two floors, or 50,000 sq.ft. of space.
•Condominiums on floors 13 - 15 will bring 37 owner-occupied residences to downtown. Living rooms in the two-story units on the top floor will feature 21' ceiling heights.
Residential sales cannot begin until the State approves the condominium offering plan, expected in August.
"We've had so many inquiries on residences, we look forward to starting the sales process later this summer," says Michael Montante, Uniland vice president.
Completion is anticipated in early-2009.

The largest unit, expected to be 4000 sq.ft., will be at the southeast corner of the building with sweeping downtown views to the east and Niagara Square and waterfront views to the south.

Work started on returning two-way traffic to Main Street's 700 block on Monday. Yesterday, Avalon Development made a strategic purchase on the same block where it has been working since 2001. The development company headed by Chris Jacobs acquired 715 Main Street at the northeast corner of Tupper. The highly-visible building contains 6,110 sq.ft. of space with coveted rear parking along Washington Street. Plans for the building are not known.

Now we're talking... this Sunday (2pm-5pm), 250 incoming Medaille freshman are going to be heading down to the Commercial Slip. It's a joint effort between Medaille College and the Buffalo Tours program. While it was grey and overcast that day- there is nothing depressing about the views. I've been up there dozens of times .. you can't go up there without feeling exhilarated... and really good about the direction this area is heading. You can focus on the parking lots (and yes, we need more ramps downtown) or consider that the Niagara Center ,285 Delaware,and BCBS weren't there just a few years ago. New Era hadn't brought a world HQ AND RETAIL to the Fed Reserve - and of course Howard hadn't even thought about Big Blue. And my little WOnkavator neighborhopod looks pretty good from the air... I was at Avant and my husband held our house open during the Downtown Housing Tour Saturday (thank you Chris!) - and many of the 130+ people who came through our house were very disapointed when they learned our house wasn't for sale... a couple of Torontans who stopped at the Avant information table were blown away by what the project offers for the price. Construction prices are through the roof and you can't deny the overall economy, but so far, so good. II'm proudto work for people who are willing to take that chance...

WOW!! The views are great and the momentum in this city is palpable. In each direction there is something happening and more is promised. With the spiraling cost of things worldwide Buffalo offers moderate pricing, beautiful architecture and excitement. Everybody likes to get out of their own city and take a trip somewhere just to look around and see something interesting and different. Buffalo has so much to offer and more on the way. The value and beauty of Metro Buffalo (can we eventually dispense with "Western" New York and Niagara "Frontier") can no longer be ignored.

There is only one thought that keeps coming to mind after seeing those views!
It says that the City Tower proposed by Issa would be successful if built
It says that the Statler will be successful when completed
It also says that the Central Terminal Tower is ripe for redevelopment of some sort.
It also says that the Larkin/Cobblestone district could use another tower but it looks like their getting one with the Casino Hotel.

Whats happening with St Vincents Orphanage, the German Roman Catholic Orphanage (just announced new development), the Greystone, LaFayette, 2nd waterfront tower, Richardson Towers should have major restoration work underway (yet there is but silence there), Pearce Arrow Dormatory Project (silence), Fairmont Cremery (announced but no work), etc.
Now the American Axle plant is open for redevelopment and the Lakeside Commerce Park is expanding...yet silence there as well.
Will the NFTA and its maintenance sheds be forced to move to the Central Terminal from the DL&W because of the increasing value and development surrounding that location? The news is that the Niagara Aerospace Museum is taking the 2nd floor of the DL&W....and soon the Casino/Hotel will be finished across the street. Says more pressure for cruise ships and possible rebuilt of the concourse connecting it to the wharf district and extending that district all the way to Michigan. What it says is that once the Aerospace Museum and Casino/Hotel complex are finished project that the DL&W may not be the most welcome place for maintenance sheds...alot of people are going to want that 1st floor waterfront access!
It says even with the high risk for real estate development throughout the nation, Buffalos projects are low risk and can still move forward....but why so much silence!

Give me the lake view. watching weather develop out there is amazing! if you haven't had the opportunity to watch a storm roll in......you are missing out.
this is a great project.....i bet the majority of these sell fairly quickly. they won't have to much vacancy here.

it seems odd that none of our local developers have had as much trouble as Issa. wasn't the city tower proposed before this one and waterfront place?
It will be interesting to see what Niagara square looks like with the new court house. I love these views and hopefully it is a sign of things to come.

WIGS, i own several pieces of property (11) and have 2 businesses in Buffalo, so go pound sand. I pay more in Buffalo property taxes at one of my buildings than all of my holdings combined in LV. I have a vested interest in Buffalo as much as, if not more than most on this blog... Its called having businesses around the country, but you wouldnt understand that from your drive thru window at Mighty Taco

Not to change the suibject, but how is the West Village not the hottest area in all of Western NY. The architecture is amazing from the ground, and even better from above! I know that there's some shadyness a few blocks up Whitney, but seriously, this area should be hot regardless, and pushing up the values in all surrounding areas!
Hopefully the recently announced condo conversion in the Village is just one of many to come! $100k for 1,100 sq/ft. I'm guessing they'll sell for double that in 10 years!

Its part of New York States new economic plan to revitalize the upstate economy.We hired Sigfried and roy to handle the balloons. these fun ships will help the many displaced buffaloians survive the tumultuous winters. Has it really been this long since the erie canal closed its doors? i did not realize.

Deletions aside, these views are really great, especially those looking north toward the steeple dotted cityscape. Sublime! And with all the amazing changes happening and that will happen, what could be better than one of these front row seats to all the action? Also, so what about those surface lots? You get them in virtually every city, try Downtown Houston, for example. What I'm seeing are new builds that are filling in these voids and reconnecting the streetwalls of Downtown. Soon, people will be complaining:"where are all the convenient parking lots?"
