Greasy to Great at Elmwood/Bryant

Prayers answered? The shuttered KFC location at 448 Elmwood Avenue at Bryant would be replaced with a three-story mixed-use project under plans by a local development group. FJF Development, consisting of developer/builder Paul Johnson, attorney Michael Ferdman and architect Karl Frizlen, is looking to redevelop the long-troubled site.
According to plans sent along by a tipster, the building will feature approx. 4,300 of retail space along with enclosed parking on the first floor and twelve, two-bedroom residential units on the second and third floors. Sources say the development team already has one tenant interested in ground floor space. Planning Board meeting notices were mailed out last week.
The development team is familiar with the neighborhood. In 2006, FJF completed the three-story, mixed-use project at 504 Elmwood, two blocks north of the KFC site. That infill project includes nine apartments and 3,500 sq.ft. of retail space occupied by Lu Modern Classics. Nearby on W. Utica Street, the developers are pre-selling units in their $5 million Elmwood Village Condo project.
Closed since spring, the KFC property has been for sale with a $425,000 asking price. FJF has an option on the property and is currently working on obtaining financing and City approvals for the development.

When planning the city, Joseph Ellicott had required that this corner "be devoted to the selling of fowl, fried in the manner of Kantuckee".
When the city was burned during the War of 1812, the smell of grease reached York, Upper Canada. The residents described it as alluring yet slightly nauseating.

Stewie - It's not elitist really, there is another KFC Downtown that had board on it also. I'm not sure when it closed up. But if you need to know where to get KFC, I'm sure you can go to KFC Website to get the Buffalo locations.

To biilybobtoo: Glad you're coming to Buffalo, but on your particular question, you're out of luck. No Popeyes (or even better, Bojangles) no chicken and waffles (that I know of) and in general, kind of a wasteland for good fried chicken.

WANNA BET?? ....IF!! AND WHEN!! IT IS BUILT ,That despite the drastic improvement over KFC building, the MONDAY MORNING AND WANNABE ARCHITECTS WILL BE FINDING REASON to criticize facade, setback, use of or ,some other silly reason to HINDER , Alter or delay the project of someone who has the $$ and the desire to invest and see his "dream" building erected. And so goes life on the Elmwood Strip.

This building is what Elmwood needs. It needs infill projects like and the few remaining homes restored. The loss of the Atwater really hurts Elmwood. I never resented Panos for wanting to expand their business....just so many sites on Elmwood or Delaware that Panos could have gotten without having to demolish.
Now we are going to say goodbye to yet more rbuildings residential and commercial for the sake of Childrens.
Yet aside from this project....the struggling sections of Elmwood remain struggling, the strong areas of Elmwood keep demolishing to expand
Its the error or Forever Elmwood and the Elmwood Business Stip that just doesnt try to create a consensus where new development is encouraged to struggling sections and strong areas are encouraged not to demolish but to restore.
This building on the KFC site is the perfect example that there are locations for new development on Elmwood.
A 4th floor would have been nicer!

They are struggling not for bad geographic location...
They are struggling because there is no development to attract ones patronage
This development proves one thing loud and clear...there are no bad sections of Elmwood...only insufficient development!
Can this building handle a 4th or 5th floor? Of course.
Elmwood could handle another 10 story residential like that low rent tower...
Elmwood could handle a trolley from downtown to Delaware park...
Elmwood like Buffalo suffers from insufficient development....
Its developers follow like a herd close to previous success and thats why demolition rules...while other blocks languish...
There will be no problem filling parking lots....
Furthermore, it would be smart for FOREVER ELMWOOD to put together a marketing deal with childrens hospital so that the community could share in using those parking spaces to attract further development.

This is awesome news plain and simple. I would like someone to explain why every time there is a good proposal people here say "Well I would like it to be taller." I really think you need to fill all the other parking lots on Elmwood before you build up. Besides that true growth won't just happen on Elmwood for this part of the city moving west with updated buildings, higher rents and commercial areas will really create growth in the city.

Good observation Jay! The proposed building looks very similar to what was envisioned on that corner in the older drawings. The city should really invest in the brick cross walking thoughout the Elmwood strip from Allen town to McKinley H.S. This would make a huge difference in terms of looks and perception.

whats the solution for the crack head problem? I hate it over there... they need to step up the patrols.. someone is obviously selling drugs there! The redevelopment of sunoco provided no improvement to the crack head problem. The building looks great but I just think they need to be realistic about what type of people will be hanging around the building aka crack heads..I would not rent any space over there if its anything like it is now!

Why are "the crackheads" such an issue for some people? They are pretty pathetic and are usually harmless. Is it just fun to pick on weak people? In the early 70's I worked at the gas station that predated the present one and in those days it was the "drunken bums" that people complained about. Prior to this I believe it was "the lepers" that ruined the neighborhood.

buffaloweiner, I'm guessing the reason this property was bought and is being developed is partially because of Children's. The expansion of Children's will bring more jobs and people to this block which makes it a better investment. I can't see how anyone would see the Children's expansion as a bad thing for Elmwood. Except for those who also thought a small hotel was a bad idea.

no, the expansion is a bad thing if done on the cheap, and incorrectly (in my view), as the Hospital wants to do. why can't they expand on their current campus intead of taking over more houses for parking and a new building and then demolishing part of the 'old" hospital for, you guessed it, more parking. believe me when I say that the Hospital has a negative impacy on local business--trust me that nektar's clientele is not from the Hospital

1. On this site, "crackheads" typically means any poor or shabby looking person. It often bears little relation to any actual drug use. The best example of this is gaustad's claim that 90% of people walking by on Main Street are "crackheads."
2. That said, actual crack addiction is a problem for all sorts of reasons far more important than their impact on Elmwood. And the solution is to legalize, regulate and tax the drug.

BuffaloRitz- How does your friend know for certain it was a "crackhead", few thieves idenitfy themselves. Many of the street people are mentally ill and/or abuse alcohol and drugs but to lump them all together is simplistic. Cocaine addiction is only visible among the poor, the "severe social problems" are more a result of the cost of the drug than the drug itself.

blackrocklifer- You are right the person that robbed her didn't state they were a "crackhead". I think what is being said is people don't feel safe at that cornor. I am sure that you can contact EV or the Buffalo Police and they will tell you they have more crime and complaints on that cornor then most of elmwood (I am not coparing it the entire Buffalo area). You are also right in stateing that it is a social economic issue. I am quoting a previous post about "crackheads". That being said, to me it anyone that smokes crack or a drug like that.

Be it crack, heroin, cocaine, meth - they are bothersome and ruin the fuc-ing neighborhood.
So may people on this site too concerned over weather they are smoking crack or something else, who cares? They are on hard drugs and it is uncomfortable to live around them....most of them are black too (Colin) I counted the other night!

If this is the crime-infested and panhandling hub of Elmwood some say it is, then this development is exactly what it needs (save for a police substation). The new renters in the building aren't going to put up with it, nor will retail tenants taking space on the ground floor.

Ok - the facts are the facts. There are unsavory and very aggressive people constantly on this stretch of Elmwood. The fact also is that more development like this will make them more scarce. I live right here and am sick of being uncomfortable when some freak comes up to me drooling and throwing his hands up the air. Do I feel bad for them? Yes I do.
Maybe I'm just a wuss but I hate having to say no to people possibly attacking me because they are desperate. It would be nice to have more sections of the city with a scarcity of walking zombies. Sorry but that is how most people feel.
