For Sale: Mohawk Place

The nationally famous downtown music club opened 17 years ago and has hosted hundreds of local music and independent touring acts since including The White Stripes, Fall Out Boy, Hank Williams III, Crist Noveselic and The Donnas to name a few.
From the Mohawk Place website:
Mohawk Place was started in 1990 by one Pete Perrone. Pete renovated the bar after it had been vacated for quite some time. Still, he preserved much of its interior to closely mirror what it looked like almost a hundred years prior, when it was a turn-of-the-century gin mill.
By the early 1990s, Mohawk Place began hosting shows on its tiny stage. Many local and national blues acts began to play here, gaining quite a bit of notoriety over the years. In 1995, the bar started to bring in underground acts from all over the country as well as original local bands and a younger crowd began to rub elbows with the bikers.
In 2002, after years of talk, Mohawk Place expanded its size to a 300-person-capacity venue. The back rooms, the kitchen and the old bathrooms were taken out to build a larger room with a much bigger stage. Although the bigger stage was used the majority of the time, the small stage remained for more quiter and intimate shows.
Mohawk Place continues to adhere to its blues roots by hosting Friday happy hours with various local blues bands. We also have certain traditions throughout the year, including the Joe Strummer Tribute Night in December and the Syd Barrett Tribute Show in January. Mohawk Place is an artist friendly venue. We try our best to take care of everyone who performs here. Everyone who works here is a true fan of music and almost all of them are artists themselves.
The turn-key operation is fully-equipped and licensed and includes all memorabilia and equipment.

Last year, around 4,000 people packed in the area between Michigan Ave. and Elm St. by 145 Broadway St. in downtown Buffalo for the Queen City Jazz Festival. This year, president of The Colored Musicians Club (CMC) of Buffalo, George Scott, says “The crowds have been getting bigger and bigger as it goes on.”
As the fourth annual festival, this year promises to be a big event. There will be a beer tent and food vendors and this year the gallery to the CMC will be open. The gal …
There are some people who dabble in the game of chess, and then there are those who live the game. I've been reading about a few different chess clubs in Buffalo, but not being an avid player I'm not sure which ones are best for different levels of play. Some of the tournament play that I have heard about is only to be left to the experts. That's why I finally decided to post on a beginners series in August that takes place at the Main Place Mall.

On July 8, US District Court Judge William M. Skretny determined the Seneca Nation of Indians could not legally operate a gambling casino on their nine-acre Michigan Avenue site. “Business as usual,” said Seneca Nation President Maurice A. John, Sr. the day after the decision. Nearly two weeks later, gambling continues in the temporary facility and work on the permanent casino is proceeding.

Isn't the asking price a bit high? Oh shame on me, the nightclub/music club bar business is a goldmine. With all of the potential profits, the note can be clear in a couple of years. We all know that music club owners are just raking it in.

hopefully this won't go the same route as the Continental did.... Buffalo gets bypassed for Toronto enough already and this would really hurt things more if it were to closed.

I love the Mohawk - seen some great music there over the years...and some pretty crappy bands too..but it's always a fun stop downtown.

Pete is a really nice guy, and I hope someone buys this place up. It would be terrible for both local acts and national acts if this place goes vacant. I love the Hawk! And love playing at the Hawk!

Didn' the Icon just reccently close? Anyone know why? It didn't even get a "for sale" sign, wonder why. Mohawk is a great location, should not have any trouble selling.

I went here last night for the first time to see Robert Blake and it was awesome. I'm assuming you get the whole three (four?)story building with that price? The area is only getting better.

I have never been to Mohawk. What genre typically plays there? I think for a live music club to do well in Buffalo they need to cover multiple genres.

$349,000???????? Uh...I don't think so. Yeah...it's got some 'charm and character'--but is being filthy included in that? I'd actually rather piss out the back door and watch the rats scurry than step into that bathroom. Sorry. Ughhhhh. The positive part is that it could be a great live music venue--so here's hoping someone will get it for the right price and clean that pace up without losing the 'charm.' Oh--and real glasses would be nice.

Funny how this news comes in the form of a glorified real estate ad instead of a real feature post that might bring a bit more human perspective to this.... Says a lot about this site's priorities; how it looks toward the city merely as a collection of physical abstractions like buildings and landmarks instead of the people who actually populate her. Mohwak is such a deep-seated Buffalo tradition, t'was a shame to find out about it's sale in such a cold manner.

Too bad to lose another icon, and club owners are not raking it in, I know a few of the owners and making ends meet, providing good entertainment is for them is doing well. I just hope the Sportsman continues to do well, I really wish they could rake it in, they deserve it. It's difficult supporting Bflo's musical talent and not all as Glamourous as it appears.

Broadway Joes is also for sale. 3 live music venues either closed (Icon) or for sale (Mohawk, Broadway Joes) doesn't bode well for the live music scene.

Buffalo's live music scene has never been very strong with attracting national acts....Rochester for some reason is even better than Buffalo. Besides the occassional Town Ballroom show you pretty much have to rely on local acts or drive to Toronto for anything decent

This is pretty depressing news. I've seen many great shows at Mohawk over the past 3 years (Tokyo Police Club, The Walkmen, The French Kicks, Big Sleep, Headlights....etc). They've attracted some very good underground bands on the verge of breaking out. Nothing beats live music and a $2 PBR. With Soundlab and The Tralf now hosting most of the big underground names, i'm sure it's hard for them to compete. Hopefully someone buys this place and carries on the same tradition.
P.S. Broadway Joe's was bought over the summer. I don't know why they don't get hooked up with Supernaut for some good shows.

I knew the Mohawk was in trouble when I went in for a Happy Hour, and everyone was very drunk and openly smoking indoors. Yick!

For the record, The Mohawk Place is doing very well and has had its most successful year to date in 2007. Selling a business does not necessarily mean it is not doing well. In this case, Pete the owner is interested in collecting his equity to use for other things, such as retirement and travel. As the regulars will attest, Pete can be found at the bar working the door almost every night of a show, 4 or 5 times a week, usually into the wee hours. It is simply now time to pass the torch and get some sleep. As far as the doom and gloomers go, The Mohawk Place is NOT in any danger of closing and we are prepared to take the long road (years, if necessary) to find the right owner who will keep the spirit and integrity of the club in place and ensure its longevity.

I'm pretty sure if business was good and profits were high then someone would have bought this fairly quickly...also to all of you that think the bar business is as easy as opening doors and tapping a keg, you are sadly mistaken. There is a list longer than Santa's naughty list of things that can go/do go wrong every night. Good luck to whoever takes it over.

Tony, without sounding too much like I'm putting you down, you must not have a great understanding of economics/business pricing. So don't make blanket statements like that, particularly right after someone who is much more familiar with the details of the business just gave an explanation of the situation.
A business can be doing VERY well and make large profits, and those profits would be represented by a higher asking price. It's all about the Net Present Value of future expected profits and cash flows. If the asking price is less than that value, then its a good deal, if its higher than that, then its a bad deal. So essentially, just because it hasn't been snapped up yet, doesnt mean the business isn't healthy.

I love mohawk place, and hate to see it go. Would love to buy it.. but 349? Holy hell. Its going to need 10's of thousands in cleaning and renovating on top of that. I have never been upstairs.. but if the downstairs is any idea forget about it.

The Buffalo News did an article on the Icon's second closing. Going off my memory (not that great) I think one of the reasons they cited for closing was not making that much off of live shows.

I have been going to the Hawk for about about 5 years now. It has great music and even better people. In the summer it is the best place to be after the square. It gets soooo packed there that you can barely move so I highly doubt that the bar is having financial problems. Pete is such a great guy, and if you know Pete then you know that he won't sell it to someone that won't carry on the spirit of the Mohawk : )

UnionOMG - Thank you for economics 101 lesson, I'm sure UB could use a fellow like you.
I simply pointed out that in the business world things that are undervalued do not stay on the market for long. If it is a good price and value, then someone will snap it up relatively quickly.
