Double-Doubles for Liberty Building

Tim Hortons is taking downtown’s busiest corner. The prolific coffee purveyor is leasing the former Main Street Bistro space in the Liberty Building at Main and Court streets. Tim Hortons currently has two downtown locations at 50 Fountain Plaza and HSBC Center. Each opened within the past year.

American Capital Real Estate was hired in December 2006 by Main Liberty Group to assist with finding additional office and retail tenants for the Main Place and Liberty complex. The high profile buildings have been struggling with substantial vacancies in recent years. With aggressive lease rates, the firm has been making progress refilling the properties.

The Tim Hortons chain was founded in 1964 in Hamilton, Ontario and has grown into the largest quick service restaurant chain in Canada specializing coffee, baked goods and homestyle lunches. Tim Hortons locations can presently be found in Michigan, Maine, Connecticut, Ohio, West Virginia, Kentucky, Pennsylvania, Rhode Island, Massachusetts and New York. Currently, there are more than 2,733 stores across Canada, and over 345 locations in the United States.

I'm a Dunkin man myself. And while it's funny that donut shops seem to be multiplying in downtown Buffalo, I would guess that having any kind of franchise investment even considering Buffalo must mean that the financial outlook for our downtown is definitely on the upswing.

Nice to see that space fill up. I liked Liberty Bistro and used to go there often in the morning. Was actually shocked it closed up so quickly and really with out warning from what I saw. Nice to see a Tim Hortons go in that space. Beats the walk from the Main-Court Building down to fountain plaza in the dead of winter or in a rain storm. Now that i'm working away from Western New York I get to miss out. Nice to see these spaces fill up though!

Is it a Bavarian Creme wet dream to imagine that Tim Horton's will buy the "Freddies Donut" property on Main St. for retail, baking center, and perhaps a training center? Just imagine the goodwill generated from that save!...considering 50% of the population here remembers when Freddies was open. From the business side of things there is a big corporate, academic draw in very close range from Canisius, UB, downtown, Delaware Ave., etc.

(P.S.. -- Of course, for product, Paula's at Kenmore Ave./Englewood is THE best in town.)

Funny, isn't it? Downtown is the proverbial "hole in the doughnut" and now it is being filled in with....doughnuts.

It is great news to see Tim Hortons taking up some space in one of my favorite downtown landmarks, the Liberty Building. It is a positive step in the right direction for downtown, another empty space filled with new business.

1 down, 2,000 more to go! So glad to see so many people creaming themselves over a freaking donut shop! Way to worship the fat and caffeine.

The Liberty Building is THE high-rise gem of Buffalo ( aside from City Hall, of course ) and its conversion into ultra-luxury lofts is long overdue. Having Tim Hortons as a ground tennant dimminishes this landmark. Cartier, Tiffany- that's waht belongs there. Think it's a big stretch? Well, why not? Is this a city that's capable of recapturing the spirit of the place or not? Doughnuts.!

I have to agree..the Liberty Building should not have occupancy issues at all.

simply devoting a significant portion of its floors to residences would provide great incentive to first floor retail services

RisingDamp666, You are absolutely right about the Liberty Building being the high-rise gem of Buffalo but I disagree with you thinking that a Tim Hortons will diminish this beautiful landmark skyscraper. Having an empty, unused space diminishes a landmark building. Tim Hortons is a major improvement over an empty storefront. It would be great to see a Cartier or a Tiffany in the Liberty Building but unfortunately, our regions tepid economy along with a serious lack of demand for downtown retail shopping space makes such ventures economically unviable at this time.

Well, yeah, RPreskop, one doesn't put the cart before the horse and open up a luxury boutique in this place as it stands, but the ludicrous applause here for a lowly doughnut chain is more than I can take. Retailers follow the housing, housing is the ultimate destiny of The Liberty. Putting it all together begins with a vision and that vision doesn't include Tim Hortons, at least not in this building. They are naturally welcome anywhere else.If a storefront went vacant at Trump Tower, the Donald wouldn't just quickly throw a Mc Donald's in that spot.

Hey RisingDamp666, When you said the Liberty Building is the high-rise gem of Buffalo you accidentally forgot one other even older high-rise architectural gem, the Electric Tower on Genesee and Washington Streets.
